PropInspect is a web-based property inspection tool priced per inspection rather than per month. Inspectors walk a property room by room and record photos, 60-second video clips and notes in the room they describe, with each note tagged Info, Fix or Damage. If the signal drops mid-inspection, capture keeps working on the phone, and one tap syncs it later. Users can also upload clips filmed earlier and add floor plans. The finished inspection becomes a report that can be downloaded as a PDF or shared as a live link, which owners, tenants and repair contractors open without creating an account. Each property also has a Records & Documents vault for leases, insurance policies, permits, receipts and warranties, filed to the property and searchable. Documents with an expiry date are flagged in the app 30 days ahead. The first inspection is free, with no account or credit card. After that, each inspection costs $0.99 with every feature included. There are no tiers, monthly fees or renewals. Company accounts can add their logo to reports and manage properties and team members. PropInspect runs in any modern browser on a phone, tablet or computer and can be added to a home screen. It is designed for independent landlords with a few units, small property managers, short-term rental hosts, and tenants documenting a move-in or move-out.
