Absolutely love the monitoring features and how up to date they keep the software. Skip tracing with the one most active number has been really incredible as well. I kind of don't want other people to find out about property radar selfishly so we can keep it to ourselves but there is plenty of deals out there so I for one highly recommend the software. **What do you dislike about PropertyRadar?** I do wish the names were title cased and not all capital letters but that is more a concern for our crm sending out automations. I also wish they had an open api we could webhook into instead of using Zapier but these efficency's will come with time and not too big of a concern with the benefit we get over other software anyway. **What problems is PropertyRadar solving and how is that benefiting you?** Foreclosure Monitoring and getting contact info from homeowners. ### 2. If we are only as good as the information we use, this often provides incorrect information. Chat service is decent and they respond in time. They're open 6am-6pm which is nice. **What do you dislike about PropertyRadar?** A lot of bugs/inconsistencies; I ran into many properties that were misrepresented / displayed wrong information. I wasted so many hours finding bugs in their system, and despite all these bugs they chose to stick to their guns of their no refund policy. So the issues being A. the bugs that wasted my many hours, and B. keeping my money despite the bugs I brought to their attention and the horrible experience I faced. I even mentioned that if they refunded me, I would opt against a 1 star review, but they still chose to stick to their policy. Any reasonable company would opt for the refund. **What problems is PropertyRadar solving and how is that benefiting you?** It added problems to my property search to be honest. about 10-20% of properties shown even close / go through, so you'll be wasting time driving back and forth for auctions that don't even happen. ### 3. Once you’ve have found the market that’s right for you, you can create lists made up of all the properties you’ve selected. Within this list, you can find insights, segment your list for niche targeting, connect with people on your list, create marketing campaigns, and set up alerts and automations on these properties **What do you dislike about PropertyRadar?** I'm not a great tech person and the measurement tool has me lost! The platform uses heat maps to help people visually identify opportunities in their local market. You can filter the search using different criteria, such as estimated value, to find homes in different price brackets, or by owner age to find retirement communities. This is an easy way to explore a variety of properties to meet anyone’s needs. Which is great tool but I can't figure it out. **What problems is PropertyRadar solving and how is that benefiting you?** PropertyRadar is helping me solve my neighborhood marketing by providing me with people information on each property’s location, characteristics, value and equity, ownership, property taxes, legal description, mortgage and loan, foreclosure, parcel boundary, vacancy and any property tax delinquencies. The data also indicates whether the property is owner occupied, for sale or in foreclosure. You can see comparable properties in the area and the property’s market listing history and prices. ### 4. But the biggest value for my own real estate business as well as for my done-for-you marketing clients in over 50 different markets nationally is the reliability of the data. **What do you dislike about PropertyRadar?** Every once in a while things lag in the platform; I do, however, appreciate the speed with which issues are resolved by their dev team when we have these technical issues. **Recommendations to others considering PropertyRadar:** If you're looking to get started in the real estate industry - or if you're a business owner in any other niche who's looking for the first place to start when it comes to developing a marketing campaign that will yield a return on your hard-earned dollars: start with Property Radar. **What problems is PropertyRadar solving and how is that benefiting you?** I curate prospect lists to generate highly targeted motivated sellers for my real estate investing business as well as within my marketing company where we generate motivated sellers for our clients - because of PropertyRadar's data I'm able to do this faster and at the lowest cost per lead, myself and my clients have ever seen. This results in more closed transactions for myself and my clients month over month. And, of course, this solves the lead flow problem that many investors in my industry have. ### 5. I like that I can export my lists for free when < 10,000 per month. That is more than what I will use. I like the app feature also to access anywhere. **What do you dislike about PropertyRadar?** I do not like that you cannot easily omit duplicates from a list or from two different lists. This should be automated. Also, some data like from Arkansas is not available which I am in need of. **Recommendations to others considering PropertyRadar:** Compares with PropStream from what I understand, but I do not know as I have never used Propstream. I can say the data was accurate and I had no return mail from the list I pulled. **What problems is PropertyRadar solving and how is that benefiting you?** With Property Radar I was able to quickly make my list and when I sent direct mail I got a lead with in the first day that turned into a huge win for me. ### 6. I also like that you can see the links for other sites like Realtor.com or Zillow to see if something is on the MLS. **What do you dislike about PropertyRadar?** Not as many comp filter options. Can not log into multiple devices without it signing you out. So unless I save the search, I lose what I was looking at. Although it does show when you have viewed a property if you pull it up, maybe if your history could show to make it an easier find would be helpful. I do like the geolocate feature that is not available here. **What problems is PropertyRadar solving and how is that benefiting you?** It's better visually on the mobile device when driving. Also the MLS listing info & comp information is more recent. I have a better way to make notes for properties. ### 7. It's short but you can really get a good feel for the data and how to get what you need quickly. It seems that some of the info could be 1-2 years old. For example, it may say they have a $200K mortgage when it's truly already paid off. **Recommendations to others considering PropertyRadar:** Great resource for inexpensive leads. **What problems is PropertyRadar solving and how is that benefiting you?** Property Radar is helping solve some of my marketing issues. It's very useful. No complaints here. **Recommendations to others considering PropertyRadar:** It's worth the cost if you have a benefit to using the information provided. **What problems is PropertyRadar solving and how is that benefiting you?** I can find a lot of the information that borrowers don't typically know off the top of their head. I think there are about 200 different criteria to use to filter properties. **What do you dislike about PropertyRadar?** I would like to see a better user interface to engage with when searching for properties and owners. It currently places search criteria in a search bar, but to make changes to those, I have to go back into the option set to update it. **Recommendations to others considering PropertyRadar:** Sign up for the trial - and you'll quickly see how powerful their platform is. Use their quick lists feature to get started and fine tune your results from there. **What problems is PropertyRadar solving and how is that benefiting you?** While I can get marketing lists for properties from other providers - those same lists are used throughout the industry creating a saturated space for marketing to those lists. Property Radar gives me the ability to finely tune my lists and maximize my outreach efforts. ### 13. It the office it is mainly used to research owners of properties and to see if they are held in trusts. This product provides all of that information for me as well as deeds previously recorded. **What do you dislike about PropertyRadar?** I don’t like the levels of pricing they offer. I had to end up upgrading to the higher level in order to pull deeds that are needed to prepare new deeds. This should simply be offered as a flare price on the first price option. **What problems is PropertyRadar solving and how is that benefiting you?** I am able to pull previous deeds quickly with without having clients go to the recorders office to pick them up. However, it’s almost more expensive pullingvthe deeds this way then having the client pull their own from the recorders office. ### 33. I can overlay foreclosures, underwater properties, owned outright and several others. **What do you dislike about PropertyRadar?** I can pull a list of underwater properties for instance, but I can't easily pull mailing addresses for those properties so what good does it do me.
