PropertyDesk is property management and accounting software for rental offices and property management companies in the United Arab Emirates. A UAE rental office runs on things general-purpose software does not model. Rent arrives as a run of post-dated cheques. VAT changes with the type of unit. The tenancy contract has to print on an official form. And money collected for a landlord is not the office's income. PropertyDesk is built around those four facts. Cheques are tracked as instruments, each with its own due date and a status from received through cleared, bounced or replaced, and the schedule is generated from the contract rather than typed in. VAT follows the supply: commercial rent standard-rated, residential rent exempt, with the heading of the document changing to match the treatment. Tenancy contracts fill the Dubai Land Department Unified Tenancy Contract from existing records and print ready to sign, with the signature and date fields deliberately left blank. Rent received credits the landlord's account rather than agency income, which is what keeps both the books and the VAT return correct. Underneath sits a real double-entry ledger: 31 accounts, 32 voucher templates, eight financial reports, period locking and an immutable audit log. The property side and the accounting side cannot drift apart, because they are the same records. Landlords get a passwordless, read-only portal and a monthly statement in English or Arabic. Commission on a closed tenancy is split between agent, employee and office and posted to the ledger. Maintenance runs from ticket to closure, with quoted, approved and final costs tracked separately and the paying party decided per job. Approval rules hold sensitive changes as a before-and-after comparison until a manager signs off. Every screen, every report and every generated PDF works in Arabic as well as English, right to left throughout, for rental offices across all seven emirates.
