PreArrive is a pre-arrival acknowledgment tool for US short-term rental hosts on Airbnb, VRBO, Booking.com, and direct booking. You build a packet of house rules and itemized fees once. Each guest gets a link before check-in, taps each rule and fee individually on their phone, and signs in about ninety seconds, with nothing to install. You get back a PDF certificate with a drawn signature, a SHA-256 content hash, a two-event audit trail, and a QR code anyone can use to verify it, ready to attach when a damage claim, fee dispute, or insurer asks what the guest agreed to. PreArrive syncs reservations from Airbnb, VRBO, and Booking.com calendars, reads forwarded booking emails, and offers a REST API and webhooks on Pro. It is deliberately narrow: not a PMS, not ID verification, not insurance, and not legal advice. The certificate is evidence, not a verdict. Free covers one property.
