PAXIV is an AI-powered land intelligence platform designed exclusively for commercial real estate owners, developers, brokers, and investors. The platform enables users to search over 150 million parcels nationwide using natural language queries, eliminating the need to learn complex filter systems. Users describe what they are looking for — acreage, zoning, location, ownership type — and receive map-visualized results instantly. PAXIV generates AI due diligence reports on any parcel in minutes. Each report covers zoning classification, development scenarios, infrastructure analysis, flood risk, comparable sales, and market context. This replaces weeks of manual research and thousands of dollars in consultant fees. The platform includes skip tracing with LLC piercing capability, enabling users to identify the actual individuals behind corporate entities and trusts — not just registered agents. Verified contact information is returned for direct outreach to landowners. Deal Rooms provide collaborative workspaces for managing land acquisition pipelines. Users can save parcels, attach reports, share with team members, and track deal progress from initial search through close. PAXIV covers all 50 states with over 10 billion indexed data points and growing daily including ownership history, tax records, zoning overlays, flood zone designations, and sales history. The platform charges no transaction fees and does not participate in deals or commissions.
