Otto is utility billing software for multifamily property managers, built by Ottomated LLC. It turns a property's vendor bills and rent roll into clear resident statements, exact to the cent, and shows the math behind every charge. Otto Billing works out each household's share of the vendor bills from the actual bills and the rent roll. It supports six ways to split a bill (equal shares, square footage, occupants, a weighted combination, balance to bill and balance to rates) plus flat property fees. Every billing cycle follows the same seven steps: Bills, Reads, Rent roll, Calculate, Approve, Ship, Close. Otto lists rent roll changes before calculating, bills each household only for its own days, warns before any resident would pay more than the utility charged, and needs one approval per billing cycle. Statements are emailed to residents with a PDF, and resident charges export to the property management system by the property's own charge codes. Otto Invoice Processing reads every vendor bill, puts a GL code on every charge, routes each bill for approval and records each vendor payment, so nothing is entered or paid twice. Approval locks the amount, due date, coding and payment route. Otto never sends money; teams pay vendors their usual way and record the payment in Otto. Vacant unit cost recovery is included: Otto finds utility costs that fall under a resident's lease and proposes the charge for a property manager to approve, adjust or waive. Otto Resident gives residents a statement link with no sign-up, a help page and a branded portal with the property's own name and logo. Iris, Otto's operator, answers residents' questions about their own statement in English and Spanish, on properties that turn her on. Properties that already have a resident portal can point statements there instead. Otto Pay, powered by Stripe, lets residents pay by bank straight into the property's own account, and every deposit reconciles to the cent. Otto takes nothing from resident payments. Every plan also includes a compliance library of state and local utility billing rules with citations, and Otto Websites: a site for each property and the management company, built and kept current by Otto. Property managers can run Otto themselves (Pro, $1 per unit per month), billing companies can run it for many clients (Enterprise), or Otto's own billing team can run every billing cycle with the customer approving (Otto Billing Services).
