OkupAI is an operations platform for professional short-term rental managers, serviced-apartment operators and small hotels. It combines a real-time channel manager (Airbnb, Booking.com), direct bookings with Stripe payments and automatic invoicing, online check-in with ID collection, a unified guest inbox across Airbnb, Booking.com, WhatsApp, SMS and email, message automations with AI-assisted replies, smart-lock access (TTLock), cleaning schedules, a damage register, owner and client portals with granular permissions, multi-room hotel support, and revenue analytics — in one system, with a mobile app and a free direct-booking website template. Built by operators who ran short-term rentals in Vienna, OkupAI handles the compliance work generic software leaves to spreadsheets: automated guest registration via Feratel (Meldeblatt), tourist tax (Ortstaxe/Kurtaxe) calculation and reporting, and invoice-ready exports. Support is provided by real people in German and English. Pricing is transparent and per unit, with progressive volume tiers, no onboarding fees, no long-term contracts and no booking commissions. Operators can start with a 14-day free trial and guided onboarding, or book a demo for larger portfolios. Integrations include PriceLabs dynamic pricing, Stripe, WhatsApp Business, Feratel and TTLock, plus a documented API for direct-booking websites and data exports. Accounting export and a dedicated cleaning-team app are in development.
