Nela is real estate deal management software that creates a dedicated workspace for each transaction. The platform consolidates property information, documents, financial models, and team collaboration into one organized space. Users upload a listing, PDF, or screenshot to the platform, and a functional deal room is generated within minutes. Document processing summarizes contracts, disclosures, and agreements in plain language, flags material items, and links findings to financial models. Metrics such as net operating income, cap rate, cash-on-cash return, and internal rate of return are traceable to source documents. Role-based access allows CPAs to focus on tax considerations, agents to track timelines, lenders to review finances, and attorneys to examine contracts. The platform maintains an audit trail with timestamps and permissions. Financial modeling tools include cap rate analysis, debt service coverage calculations, and rental property evaluations.
