Investors paste the link of a listing, and napkn takes them from the listing to the capital the building can give back, before they make an offer. What napkn does - Data extraction: pulls the building's data from the listing and computes the normalized net operating income (revenu net normalisé, RNN), the figure lenders use, along with the current market rent for the area. - Renovation cost estimator: more than a hundred renovation and construction items priced by a construction estimator, with building recognition from photos, satellite imagery and LiDAR. - Lender comparison: compares financing from the most active banks in Quebec on debt coverage ratio, amortization and qualifying rate. - Refinancing: models CMHC insured refinancing, including MLI Select at the 50, 70 and 100-point tiers, with qualifying rates based on Canada Mortgage Bonds, updated every six hours. - Capital recovery and fundraising: shows how much of the down payment the investor can recover to buy the next building, and produces a personalized pitch deck to present the project to partners.
