In the GL module, I find running reports easier than the built look-up features. I do like the recurring entries feature and use that for more than a dozen monthly entires. In AP, the ability to integrate with Avid xChange is crucial to our processes and works well (on the MRI side). And for CM, the functionality in terms of leasing is extensive. I also use the desktop version to complete data uploads. Setting up new properties involves multiple steps and modules, but is not inherently difficult. I do not have Yardi experience, but I would be interested in seeing the differences. **What do you dislike about MRI Property Management?** The canned reports are not compatible to tables in Excel, so they cannot be used easily for pivots or lookups. The queries are better for this. The GL look-up feature is awful, I run GL reports vs trying to use it. For AP, the search features are also weird. I should be able to search for a paid invoice, but you cannot. You have to search by vendor once invoices have been paid. The functionality of CM is still a mystery to me and my team. We are digging more into, but we have found multiple errors include FASB calculations. MRI support is varied at best. If you get someone who truly knows the software, they're great, but that is not usually the case. **What problems is MRI Property Management solving and how is that benefiting you?** The software implements commercial management and accounting which is needed for my company. ### 17. I’ve transitioned from their standalone desktop software and now online platforms. We like that MRI listens to feedback and incentivises its designers to have an annual challenge to implement the best changes from customers. Other software providers try to be a CRM for all related things in Real Estate. MRI has focused primarily on Property Management and in this day and age of cyber security. We can confidentially say they give me comfort sleeping at night knowing our data is secure and confidential information has several two-step authentications. And it’s very rare there is ever a system “Error 404” outage”. Which is a common complaint we see across software providers. Reports are comprehensive, search functionalities are comprehensive, and navigation is easy and straightforward. **What do you dislike about MRI Property Management?** The security logon is extremely frustrating as it keeps loggin me out too quickly whenever I pause on using the app. I wish they could do it like Xero - once logged in, with Trust This Device Selected, I only need to re-login with my password without the authenticator. However, the authenticator is required by Xero only after I log out or a number of hours/days pass after I have not used the machine. MRI PT could be better instead of having me to use the authenticator every single time I am logged out - even when using the app sometimes, and also, it should not log me out so quickly. **What problems is MRI Property Management solving and how is that benefiting you?** I don't know as I have given up on proposing solutions since the security login is not really sorted for me. I had high hopes for MRI, but since my property manager switched to MRI from their old antiquated system, I have been left wishing the change had never happened. **What do you dislike about MRI Property Management?** As a client, the following is frustrating: 1.) Not able to attach statements to emails (statements are stored on MRI server with a link). This requires manual downloading and is labour intensive. (I believe MRI claim that this is a limitation due to email attachment size limitations. As an engineer and web developer, this is a very poor excuse which has little truth.) 1b.) When sending invoices, invoices are linked and not attached to emails. Where there is a legal requirement to send invoices, this cannot be considered 'sending' because the invoice is never actually transfered to the client. 2.) Cannot seperate properties into multiple statements. All properties appear on a single statement. For tax and record keeping purposes, this is a nightmare. 3.) Cannot make payments for different properties to different accounts. For tax reasons, 'mixed' purpose accounts are a major no-no that can lead to major expenses down to track when selling a property. Refer to tax agent. 4.) Statements with multiple properties are hard to follow and differentiate. I like the shading and formatting, but the layout of information is horrible and hard to understand. All in all, I have not been happy with the MRI system since my property managers switched from their old antiquated system 3 months ago. I hated the old system, but MRI is much much worse. When dealing with other real estate agencies, the MRI system has also been a pain in the rear-end and has resulted in complaints from myself about service from the get go. Such a shame because I had high hopes. Do you clients a favour and do not use MRI. **What problems is MRI Property Management solving and how is that benefiting you?** MRI has only created proplems for me as a client. It has no benifits. I am not looking forward to tax time as I know my schedule as agent will charge me more to do my tax return. My finances are a mess and I am not happy. ### 46.
