It has multiple functions and there are many, many different types of reports that you can run, making it a versatile and steadfast financial tool. I like the ability to run quick rent rolls, ledgers, aged reports and variance analysis which are reports that I need everyday to do my job. **What do you dislike about MRI Property Management?** MRI is harder to learn than Yardi and the interface is also reticent of the 90's and not very intuitive. I like that the buildings are separate for entities so ownership changes do not change tenant IDs. **What do you dislike about MRI Property Management?** DHCR module is not helpful, lots of errors. The ledgers are difficult to read and often are confusing to courts and judges, let alone the tenants. Cannot actually implement the MCI module into the legal rents, it still has to be manually done. Lots of glitches with renewal process and causes tons of errors and miscalculations. **Recommendations to others considering MRI Property Management:** If you have a conventional portfolio, the RM module and all of its add on features are great. Not so beneficial in NYC with the regulated piece. Within days I was using the program to process rent payments, track work orders and do all things resident related. I'm now currently using yardi and yardi is nowhere near as user friendly. **What do you dislike about MRI Property Management?** There wasn't much that I didn't like; it was very easy to use and all issues were quickly resolved. **Recommendations to others considering MRI Property Management:** I would recommend leaseflow and any of the products by this company; the software is affordable, user friendly and the customer support is superior! The current company I work for uses yardi and I am currently putting a presentation together for the owners (I work for a small resident and commercial property management company) in hopes of getting them to change to Lease Flow. **What problems is MRI Property Management solving and how is that benefiting you?** This solved the need to be able to track all resident interactions, transactions in one place and also allowed me to create detailed financial reports to accurately budget for the coming year. Having both options give a great deal of flexibility if you happen to be out of the office. You have a great deal of flexibility when it comes to set up, reporting and GL entries, switching between accounting periods is quick and allows adjustments to be made to prior periods. **What do you dislike about MRI Property Management?** MRI does not have any prompts in place that question if you are sure you want to post to prior periods. some fields require a full date (i.e. 10/25/2017) and some simply the month and year (i.e. 10/17). it is very easy to enter 10/25 in error and the system will post to 2025. No overloaded with tabs and menus. Self directed to make navigating a breeze and items easy to find. Entering invoices are smooth and straight to the point. Love that searching vendor history for payments and invoices are accessible as well as tenant inquiries to review their history of charges and receipts. Logging in to MRI is simple and once you get the hang of it you will be a pro in no time as the system interface never changes, unlike Yardi which has evolved drastically over the years. **What do you dislike about MRI Property Management?** Due to the interface never changing the software appearance is a bit dated. If you have a strong background in Yardi, MRI will feel like a bit of a set back but you can transition the advanced skills to this program easily. If you do open too many menus that is where your computer will be loaded with open screens. Once this happens it is hard to quick toggle between open menus and can be a clutter of a mess. I do dislike that a lot of fields within the program can't be left blank when looking for items so it's a constant repeat of entries. I am not a fan that statements can't be sent automatically from the program like with Yardi. Budgets can only be loaded in native currency- consolidating financials of multiple currencies into one fanancials using a common currency is possible to comparing to budgets in the same format does not work.
