I am new to using Apartment IQ, but I really enjoy that all the information you need is in one place. I like that our local comp numbers are automatically uploaded into Apartment IQ. There are a bunch of helpful reports that you can run as well. Review collected by and hosted on G2.com.

I love that my teams are able to focus more of their time on their actual site rather than calling around and trying to get a market survey completed. It's refreshing to see accurate information, we've found that in the past not all information provided to us during market survey calls are not what actual prospective renters are being told. I use the system frequently, with my site teams and when discussing the market with my ownership group. The only thing I've had an issue with is when setting up the automated reports, I prefer the Excel version over the PDF version as the Excel version has the full breakdown of what I want to see. For some reason I can set up a weekly reccurance to the pdf version that arrives in one email for all of the sites that I oversee, but the Excel version is only available singly so my inbox gets a bit flooded with those. I track a specific set of 50-60 properties that I update monthly with current asking rents. Before Apartment IQ, I had to visit each property's website and pull the rents from all of the available units, which was EXTREMELY time consuming. With the research feature on Apartment IQ, I can get all the information I need in a single Excel spreadsheet in about 30 seconds. Their support team is quick to respond and constantly adding additional features that help our property management team provide the owners with the information they need. There have been several times when I noticed that information was available on a property's website but was not being reported correctly in Apartment IQ. With the amount of data I access, this didn't happen very often and their support team was always quick to address the issue. Review collected by and hosted on G2.com.

The best part about ApartmentIQ is how easy it is to use. I use it weekly to send my owner's report. What would normally have taken me 20 minutes, has been simplied down to just logging in. With ApartmentIQ all the infomration is right at my finger tips. The team is always accessible if a problem arrises and we recieve alerts regarding new implementations. I love using ApartmentIQ, so far I have only found it to be a useful tool. While it was easy to set up, maybe the the feature of adding more properties could be enhanced.

I think it would also be helpful if Apartment IQ currated a list of apartments in the area and we were able to choose from there who to include on our person market survey would be a great feature to add. Review collected by and hosted on G2.com.

The support. Really a first-class support team. In terms of the product itself, it's easy to use and very intuitive and provides all the information I need and can be changed up if there's information I don't need. Review collected by and hosted on G2.com.

There is very little I dislike, honestly. Every pain point I've experienced has been fixed by the support team. The only thing I'd add at the moment would be to see your chosen comp list on a map, but with their new explore feature you have nearly that same functionality, and the rate at which they add new features I can't imagine that won't be included in a future update. ApartmentIQ is super easy to understand and filter what you want to read. It makes market surveys much easier and faster! We no longer have to try to call a competing property and hope they answer their phone (they never do). Onboarding was quick and easy, only one training and we were ready to dive in! The numbers are all based on property websites which integrated to the platform and is fairly accurate. We can check it every day for an update if need to. I honestly haven't found a downside to ApartmentIQ except the occupancy percentage is a little inflated because it doesn't know what vacant apartments are leased but not moved in yet. Review collected by and hosted on G2.com.

The data could be a bit more comprehensive. For example, if an apartment has a low amount of three bedrooms that are all leased, ApartmentIQ will not show the three bedroom rent data in certain sections. Review collected by and hosted on G2.com.

It gives a great snapshot of what competitors are offering and makes it super easy to check their availability by floor plan. The platform allows us to compare so much data—like year built, average effective rent, and occupancy—without having to constantly call comps. Some of our competitors wouldn’t even participate in market surveys when we called, but now we have access to their information without being denied. It’s such a game-changer!
