Locarë is a Brazilian rental and property management platform designed for small and midsize real estate agencies, independent property managers, and landlords managing residential or commercial property portfolios. The platform centralizes lease agreements, automated rent collection, annual rent adjustments, owner payouts, financial reporting, and property maintenance. It supports both third-party rental management and property portfolios comprising entire buildings with multiple units under a single owner. Locarë offers rent collection via boleto, Pix, and card payments through integrations such as Asaas and Mercado Pago, as well as support for using the customer's own bank-issued invoices. Rental payments never pass through Locarë itself. Key features include tenant and owner portals, mobile-friendly access, financial statements, maintenance requests, scheduled maintenance, insurance tracking, condominium management, utility account tracking, and parking space management, including independently rented parking spaces. Unlike platforms that require customers to use proprietary payment and document storage infrastructure, Locarë allows managers to maintain control over their payment provider accounts and cloud storage. The platform also supports AI-assisted portfolio inquiries through integrations with ChatGPT and Claude, enabling read-only access to information about leases, payments, maintenance, and other operational records. Pricing is based on the number of active leases, with monthly plans ranging from BRL 59 to BRL 749, no percentage-based fees on rental income, and a three-month free trial for up to three active leases.
