LienDone is lien waiver software for U.S. general contractors who are tired of chasing signatures by email. A GC sends a subcontractor a single link. The subcontractor opens it on their phone, reviews the pre-filled waiver, signs, and submits: no account, no app, no password to reset. Two minutes start to finish. The signed PDF lands in the GC's dashboard with an audit trail (signing IP, timestamp, and a unique token), and the compliance dashboard turns green so the payment can go out. The problem LienDone solves: a GC has to collect a signed lien waiver before releasing a subcontractor's payment, or the company carries mechanic's lien exposure and double-payment risk on that job. Most GCs handle this today with a PDF emailed back and forth, which comes back late, unsigned, or filled out on the wrong form for the state. LienDone replaces that loop with a tracked, statutory-correct workflow. Twelve states publish a lien waiver form with exact statutory wording: California, Texas, Nevada, Arizona, Florida, Georgia, Michigan, Mississippi, Utah, Massachusetts, Wyoming, and Missouri. LienDone reproduces each one word for word (California Civil Code §§ 8132-8138, Texas Property Code § 53.284, and so on), so a GC working in a statutory state doesn't have to guess whether a generic template will hold up. The other 38 states get a LAWA-compliant standard form. All four waiver types are covered: conditional progress, unconditional progress, conditional final, and unconditional final, so the form matches whether payment is pending or already cleared, and whether it's a mid-job draw or a project closeout. LienDone runs alongside whatever pay app, accounting, or project management software a GC already uses (Procore, QuickBooks, Sage, and others); it does not replace them. It owns one step: send the link, collect the signature, keep the audit-ready record for when a bank, title company, or lender asks for one. Pricing is one flat plan: $49 a month or $490 a year, unlimited projects, subcontractors, and waiver requests, with a 30-day free trial and no credit card required. No per-seat fees, no per-waiver charges, and no sales call to find out the price.
