Landlii is property management software built specifically for Canadian landlords who own between one and ten rental units, not a US tool with a Canadian flag on it. Track rent payments with paid, partial and late status, send PDF receipts by email, and let automated reminders reach tenants before rent is due. Manage tenants and leases, with document storage and renewal notices that carry your province rent increase guideline. Log maintenance requests with photos, contractor details and a status pipeline. Where Landlii is different is tax time. Expenses are classified as capital or operating automatically, Capital Cost Allowance classes are suggested for you, and the whole year exports as a CRA-ready T776 Statement of Real Estate Rentals in PDF and CSV, every line number mapped correctly. No other Canadian landlord tool does this. Province rules for Ontario, BC, Alberta, Quebec, Manitoba and Nova Scotia are built in and updated every January. Priced in CAD. Free for one property.
