InvestorJoint (Better Cap Pty Ltd, ABN 35 670 178 560) is Sydney-based property portfolio management software for the Australian market. It runs day-to-day property management — leasing, rent collection, maintenance, tenant/owner/vendor portals, regulated PM trust accounting for NSW, VIC and QLD — alongside entity-first accounting (Individual, Company, Trust, SMSF) for whoever owns the property, with BAS lodgement, Div 40/43 depreciation posted straight to the GL, and AI-assisted parsing of rent statements, invoices and lease PDFs. Buyer's agents, mortgage brokers and accountants can be linked in at no extra cost. Priced per property, free to start with up to 3 properties, no setup fee, no lock-in contract.
