Investimus is a French real estate investment analysis software that brings rental investment simulation, property flipping (buy-to-sell) deal analysis, property valuation reports, bank financing applications and project task management together in a single platform. Investors and property dealers usually juggle spreadsheets, isolated calculators and email threads with brokers to assess a property, compute its profitability, produce a defensible valuation and build a loan application their bank will accept. Investimus covers the whole chain, from the first simulation to the final PDF handed over to the bank. Built for the French market: energy performance certificates pulled automatically from the official ADEME registry, comparable sales from the public DVF land-value database displayed on IGN maps, French VAT-on-margin calculations for property dealers, and a QR verification link that lets a bank or a notary confirm a document is authentic. Key modules: rental simulations with AI-assisted data entry from a listing, a quote or a description; flipping deals with net margin, annualised ROI and break-even point; property valuation reports; bank application files with reusable handwritten signature; Kanban, Gantt and calendar task planning with optional Todoist sync; a purchase offer generator; and an in-app AI assistant available on every page. Free plan available, paid plans from EUR 9 per month.
