I use Innago for everything related to my rental property. It helps me from the start by listing my property and screening tenants all the way to the end with easy communication and rent collection. It keeps me organized and makes it simple to follow what I need to do next. I appreciate being able to create custom applications tailored to find my ideal tenant quicker and more efficiently. The rent collection is super easy to set up and provides renters with notifications of upcoming payments. I also like how it shows me my finances, with my income vs debt. I do wish that the lease agreement template was a little easier to use and modify. There was one spot in the lease agreement that said something about an 8% fee, I could not remove it no matter how hard I tried. My future tenant was very concerned and confused at why I was charging an 8% fee, even after I reassured them that there would not be. I also think that the financial tracking/layout could be slightly better. Being able to see everything that came in and went out all at once would be extremely helpful. It is super user friendly platform for landlords. I didn't want to sign up for a big brand property management company because 1. they charge a lot and 2. they don't really connect/care well for your tenants. I think their biggest opportunity for growth would be to create a task workflow or reminder system for landlords, so landlords can easily follow up and reach out to tenants when needed. I find Innago to be very intuitive and user-friendly. We use it to keep track of tenant monthly rent receipts for three different businesses, and it sets things up on automatic pilot. I use Innago for my student housing properties and I really like that it's free and super user-friendly. It allows me to automatically send late payment notices, setting firm boundaries with tenants. I love their new feature for leases, which is easier for tenants to use compared to DocuSign and doesn't cost me extra. I also appreciate that it lets me add multiple line items, making it easy to charge utilities separately and letting tenants know exactly what they are paying for.
