Their customer service is also excellent. Any time I’ve had a question, they’ve been quick to respond and really helpful. Overall, it’s a solid, easy-to-use tool that makes property management way less stressful. Highly recommend. **What do you dislike about Innago?** The only thing I wish was better is the ACH payment speed—it takes a few days for the money to hit my account, which can be a bit slow. The price is right (they keep it free for property managers, which I was pleasantly surprised about.) The software is easy to use and has made my transition into PM seamless. Lots of features to help guide you along. It was very easy to implement into my new business. **What do you dislike about Innago?** I have found some of the UI difficult to navigate and 1 or 2 of the features were confusing. For example, one of my tenants uploaded her renter's insurance and I kept getting repeated emails about it. Unbeknownst to me, I was required to "verify" it before she could make a rent payment. This led to some confusion. Another tenant complained that she paid a fee when paying rent through the platform, so she preferred to use Venmo. **What problems is Innago solving and how is that benefiting you?** Fast, easy-to-use central website to keep my property management business organized and running efficiently. I had experience running, a small business of short term vacation rentals, but this was very different. We can't use the same platforms that I would use for that. It is considered affordable housing meaning the rent is fairly low and I need things to be kind of easy and streamlined for tenants as well. I thought I was going to have to create a portal through something like PayPal or something else. And finding Innago and having it be a free service, with as many extensive options as it has, was truly a lifesaver. One of the reasons I had to take over was that the old manager was awful and making so many mistakes. So coming in and trying to catch up on accounts payable, expenses, income past rent not collected, and more was overwhelming. This was straight forward, helpful, covered so many things, I felt grateful. So many programs are so expensive or yearly cost, and a small business like ours does not have the funds to put towards that Facts. Innago has come through in so many ways and I intend to stay a loyal customer. Any feedback I have is only because I want to help them understand our experience, because I have no doubt they will just continue to make it better and better. **What do you dislike about Innago?** Only that I can tell there are some kinks to work out. Theres a few things with invoices implementing lease terms. But I truly mean it when I say its only kinks to work out as they just keep streamlining and getting better. Im happy to be using it now. **What problems is Innago solving and how is that benefiting you?** A big part is simply logging the monthly rent, bing able to see past due invoices. We have a few spaces that have electric submeters, so being able to add the invoicecs there. I am truly one person doing all of this for the first time. Innago makes sense, and it helps me keep things straight forward but recorded as this isnt even my normal day job. I also appreciate that for a few tenants who are difficult, it allows for documenting they can se real time. ### 5. With an apartment complex and multiple single family homes, Innago has been a huge help. A good amount of our tenants love being able to pay their rent through the app for only a $2 fee. They also appreciate the ability to report maintenance issues through the app. I did a lot of research before choosing Innago because I was looking for a way for tenants to pay online without being charged fees myself and without the tenant being overcharged. This was the perfect solution at no cost to me! **What do you dislike about Innago?** One thing that could be improved is the income section where you see invoices. Sometimes, it’s hard to navigate to find a future schedule of all invoices for a specific tenant. Being able to provide leases online, e-sign, and maintain everything in one place has been fantastic. Invoices sent automatically, late fees applied, document management functionality, and being able to pay rent is fantastic. The ease of integrations and the implementation time it took was very minimal, allowing us to use the product daily. If you have any issues, customer support is there to assist, and are pretty responsive. **What do you dislike about Innago?** I wouldn't say there are things that are a downside. I do believe, things can continue to improve and Innago has proved that to be the case by releasing great updates, new features, etc. The time it takes to produce product is sometimes slower than I would like, but then again, I'm an impatient individual. :) **What problems is Innago solving and how is that benefiting you?** Innago is providing solutions we didn't even know we needed. I use it almost every day. I could quickly set up the things I wanted to use. I tried several other property mgmt solutions, but I didn't like those. I'm a small scale owner/landlord with only several homes, but I manually manage them. I liked the flexibility that I can use features (payment collection, listing, etc) if I want but I'm not forced to do. This allows me to pick and chose what I need. Their supprt is also very responsive and helpful, I had only one case but it was handled professionally and timely. Innago might not be as feature rich as some other paid alternatives, but it is perfect for my needs. I'm glad I found this, keep up the good work. **What do you dislike about Innago?** Would be good to have more integrations on the listing side, ie publish to more vendors, such as Redfin. I miss several admin pages, for managing payees, categories, etc. Ie. I made a typo in one of the Payee name and there was no way for me to fix it. The UI is a bit convoluted in some cases, a "common" use case is to change the rent, and it took me some time to find where to go. I think it was hidden under Tenants --> then leases, it would be better to somehow rething the DX. **What problems is Innago solving and how is that benefiting you?** I use to manually track maintenance, payments, repairs, leases, dates, and pretty much everything in a google sheet. It is error prone, slow, hard to build reports, etc. Innago allows me to perform all these in a nice, intuitive way and I can access the reports I need quickly. ### 13. It takes care of everything!  From screening tenants,  to background checks, to creating a lease, and signing it electronically, to rent collection, and even maintenance reporting. The tenant portal is nice and makes me look professional.  They can submit maintenance requests, send messages, and it keeps everything organized in one spot for them (and me!). **What do you dislike about Innago?** The onboarding wizard was great, but didn't seem to exactly mimic the flow I had for my first renter and caused me to have to jump around a bit. I called support to understand why it was showing that one section was not complete. I found that there was a radio button I had missed where I needed to select my bank as the place they would send money for rent. Since I'd already entered my banking info, I would have that it would have defaulted to that. Also the radio button was hard to see. Still, their support was excellent and got me taken care of in quick order. **What problems is Innago solving and how is that benefiting you?** Innago is solving the complexity of managing rental properties by automating and streamlining key tasks that used to take me a lot of time and effort. It handles tenant screening, background checks, lease creation, e-signatures, rent collection, and maintenance requests—all in one platform. The biggest benefit for me is organization and professionalism. The tenant portal keeps everything in one place, making communication smooth and eliminating scattered emails or texts. The automated rent reminders and online payments also reduce late payments, and the ability to create lease templates saves time for future rentals. Another huge plus is that their customer support is responsive and knowledgeable which is important since I have very limited time. When I had an issue with the onboarding wizard, they quickly identified the problem and helped me fix it. And it being free to me addresses concerns about another thing eating away at my profits. The system pays for itself through tenant-paid background checks and small processing fees. Overall, Innago makes my job as a landlord easier, more efficient, and stress-free—allowing me to focus on growing my business instead of getting stuck in the details. ### 14. I wish I could do custom email templates to send to all tenants or tenants within a specific building. Things like that would be appreciate. I've emailed customer service a few times, and they've always been very fast in responding. They also have online webinars from time to time, educating users on their features. I landed on it after lots of research. It was easy to implement with a little bit of work. **What do you dislike about Innago?** I currently don't have anything I dislike about Innago. I think it's great! If I had to choose one thing, it would be the path to the invoices, or the inability to automatically provide a credit for early rent payment. I recently got 20 more and knew it was time to find something. I looked a 6 different options, most came with a pretty high price tag. Innago was the only one that checked off all my boxes. The fact that it also integrates with quickbooks and the bank account is amazing. It was easy to setup and their customer support preemptively reached out to ask if I had any questions. I use it on a daily basis and it have been a game changer. It allows multiple users, has great reports, and has a place that notes can be kept about both properties and tenants. I have not fully setup a digital lease but the tool they have built in for doing so look very easy to use. **What do you dislike about Innago?** A couple of very minor things that I would like to see changed. I would not even have bothered to mention them but was required to add something. 1. The mobile app makes to 2 factor authenticate way too often. 2. You are required to setup and then always select "the unit" on a single family house 3. I would be nice to have a place to enter expenses not associated with a specific unit. I got around this by setting up a dummy unit and renting it to myself 4. I've been getting rental payments from my tenants and they haven't had any questions. **What do you dislike about Innago?** Four stars because: I know some other free property management tools have lower costs to tenants for rental payment methods. It takes a surprisingly long time for payments to process and deposits - more than a couple days usually 3-4 days. A few features I wish it had that it doesn't have right now: the ability to customize lease lengths after the initial term (right now it just offers conversion to month to month), late fees to trigger for late utilities not just rent, ability to make auto rental payment deductions mandatory to pay rent.
