Setting up a template for our lease was simple and has saved a ton of time and paper. The dashboard gives you a great insight at one glance as to what is going on with each property. I'm new to property management and Innago has made it very simple to manage each stage of the process, even down to maintenance issues. Initial setup was very simple. I had to ask for assistance a few times, especially with setting up bank accounts because we have one for each property. Customer support was prompt and very helpful! I open Innago at least once a week if not more often. **What do you dislike about Innago?** I set everything up on the desktop app, but using the app on my phone is not as easy. Some features are difficult to figure out from the phone. *UPDATE - I have been using the app for over a year now, and it has improved a great deal. The app is much easier to navigate. **What problems is Innago solving and how is that benefiting you?** Innago makes tracking rent payments super easy and saved a ton of time. As a property manager, saving an operational cost means saving landlord's expenses and lower the tenant's expenses. I didn't expect too much of customer service at first, however, I was wrong. very responsive and willing to help their customers! I know there are some glitches and hiccups but none of them are perfect. some of my issues has been resolved very quickly, others are not but it is not the end of the world. I would feel bad if my issues were not treated with paid services. I've been using Innago.com for several years and it made my job much easier. It has options to connect with other tools. I've also tried other free services, but Innago.com is way better than other free services. Hope they don't start charging subscription fees because many of users like me will be very disappointed. Yet, I was looking to set up weekly, biweekly, semi-monthly, etc to fit the rental contracts I have established. I was pleased to see that Innago offers this and has many other useful tools that landlords can take advantage of. The setup has been user friendly for both me as well as the tenants. The customer service has answered every question I've had in a timely and effective manner. I expect to get a lot of use out of this system especially since it has integrated so well into how I operate. **What do you dislike about Innago?** I often need a notary service and thought this would be a helpful feature if it could somehow be integrated into their system. An online electronic document sharing service would be a big plus as well where tenants and landlords could electronically sign agreements. **What problems is Innago solving and how is that benefiting you?** I couldn't find a cost effective system that enabled me to schedule rent collection on a weekly or biweekly basis. Most systems only offered the standard monthly. It handles all of the notices to the tenants really well also. ### 4. That is, instead of my semi-organized record keeping system, Innago keeps my rental business organized for me. Previously I recorded and deposited rent checks, and then my daughter took over when we moved out of state. Now all of that is automatic! Innago handles the checks, and keeps me informed by email of any late payments, etc. Previously maintenance issues were also a bit haphazard. I'd get a text or email and respond. Then when tax time came, I'd pull out the receipts and try to make sense of them. It was messy and tedious. But now I use Innago as the central resource, where tenants make "formal" requests, which compels me to formally respond, keeping track of expenses for individual properties in a timely manner in Innago's expense module. I am truly enjoying having one consistent, reliable place for almost all rental matters to be handled. Yes, I could continue keeping records with my own spreadsheets etc. But Innago makes it more professional, not just for me but also the tenants. And it's pretty easy to use. Lastly, we're just a mom-and-pop landlord and tenants have our address, phone number and email addresses. But Innago offers the ability to be anonymous, where tenants don't need to know any of that. I'm realizing that anonymity can be important for multiple reasons. We only have 6 rental units (3 duplexes) so Innago more than handles the job, so that most of the time I hardly give the rentals a thought. I have had a couple of questions and was reasonably pleased with Customer support which seems to be staffed with courteous, friendly, and knowledgeable people. **What do you dislike about Innago?** I've only been using Innago for about 9 months so any criticisms I have may be due to my inexperience. But I sometimes have a difficult time finding certain information. It's all there, but not always intuitive to my way of thinking. For example, when I think about rentals, I tend to think in terms of the Tenant and their corresponding property as the focal point. For example, if a tenant Mary is due for a rent increase, and I want to comment on a maintenance request that Mary opened, and I need to issue an invoice for something Mary broke that I fixed, I'd expect to go to Mary's Tenant page and take care of all of that AT ONE SPOT clicking on various links as needed. But Innago does not really think of the tenant as the focal point. Instead, to increase Mary's rent I need to go to the "Lease and Files" page, setup a filter to select Mary, and then make the change, Then I'd need to go to the "Maintenance" page, setup a filter to select Mary, and then make the change, And then go to the "Income" page, setup a filter to select Mary, and create the invoice. It is tedious to always have to go to separate pages and every time need to setup a filter to select the tenant you want. I think it would be an improvement for us tenant-centric thinkers to simply be able go to the page of a specific tenant, and have tabs or something where you can take care of everything related to that tenant FROM their tenant page, rather than have to go to separate pages. To be fair, there are some actions where the Innago information strategy is perfect for the job. For example, if I want to raise rent on all properties, I don't want to have to go to a bunch of tenant pages. Rather I'd just go to the "Leases and Files" and make all the changes there. Both systems have their place and of course I want both!! **What problems is Innago solving and how is that benefiting you?** For our mom-and-pop operation, instead of tenants dealing directly with us, Innago puts a professional face on things. Tenants seem to respect the online presence, and take it more seriously. Likewise Innago has compelled us to step up a notch to be better organized and official in communications, etc ### 6. You can't just keep current terms and do a rent increase and security deposit increase. I need to do a new lease and put in full security deposit amount and then edit the invoice after they sign. Can't do it before. Compared to other programs I've used in the past, like OneSite and Yardi, Innago stands out for its user-friendliness. The dashboard is soft on the eye and easy to understand. You can maneuver throughout the tabs to locate what you need. It's a great tool for landlord professionals. As someone managing a small portfolio, I didn’t want to pay for tools like AppFolio that are geared more toward larger landlords or property managers. With Innago, I can collect rent online, manage leases, and keep everything organized without paying a monthly fee. The tenant may need to pay fees here and there but I do not incur any platform costs. Rent collection has been super smooth. I like that I can set up automatic payments and late fees, and the system handles reminders to tenants. Payments usually hit my bank in a few days, which works fine for me. Digital lease signing is very convenient. I upload my own custom lease, use templates, and send it over for e-signature—it saves a lot of time and back-and-forth. Tenants seem to appreciate the simplicity of it too. Customer service is surprisingly good. Anytime I’ve had questions or issues, I’ve gotten quick responses—sometimes even from someone on the product team, which is rare. **What do you dislike about Innago?** Reporting is basic. It gets the job done, but if you want more advanced financial reporting or tax-friendly breakdowns, you might still need to use a spreadsheet or another tool on the side. Tenant onboarding could be smoother. If a tenant enters something wrong during setup, it can be frustrating to fix. I’ve had to resend invites or make awkward workarounds a few times. Customizing forms is limited. I wanted to tweak the rental application to include some specific screening questions, but there wasn’t much flexibility there. The feature allowing the passing of credit card processing costs to tenants is highly beneficial, providing flexibility with no additional costs for ACH transactions. **What do you dislike about Innago?** I find the integration between Innago and QuickBooks to be lacking because there's no actual mapping function that allows me to map items in Innago to the actual chart of accounts in QuickBooks. This lack of functionality means I have to do workarounds, which is inconvenient. Additionally, the ACH fees are incorrectly pushed into the cash on hand account by Innago's integration. This makes these transactions useless for reconciling my checking account, and I am forced to delete and recreate them during the reconciliation process. **What problems is Innago solving and how is that benefiting you?** I find Innago simplifies rent and fee collection, seamlessly integrates with QuickBooks, offers excellent support, and allows cost-effective transaction processing. While ZRM and Stessa offer rent payment support, both have downsides versus Innago. ZRM allows you to link an existing bank account to your properties, but only one distinct account. Consequently, rent payments to any other property must be collected in a different manner, as all my properties are under separate LLC ownership. Stessa allows several, if not unlimited, accounts but all must be opened under a third party online bank. The biggest draw for me was the fact that I could link my already established accounts to their respective properties and set up ACH payments through them. Even better, when compared to others, subsequent to the first transaction, future payments clear in one day. Home run! Additionally, Innago sets up a direct portal for tenants and landlords to communicate. I can post any additional payments due, such as tenant pass-through utility bills, non-recurring bills, etc and the tenant is notified and invoiced prior to the due date. Converely, if there is a maintenance issue, my property manager can be notified. Seamless! **What do you dislike about Innago?** I'm not sure if this is a downside, but Innago is a bit less intuitive to use than Stessa. I imagine it's due to the more comprehensive abilities the software has versus the others. Either way, the effort to become fluent in "Innago" is worth it. Customer support come in the form of a bot that has been able to answer all my navigational questions. I have not had any issues yet that call for human intervention! **What problems is Innago solving and how is that benefiting you?** As I mentioned previously, the speed and ease of banking are the two biggest plusses for me. ### 16. We only have one property at the moment, but I have several friends with multiples & this would be a huge win for them. After comparing several options, I landed on Innago. The user interface is incredibly intuitive and easy to navigate, which was a top priority for me. I can manage everything I need in one place, from uploading documents (which was super seamless) to handling tenant communications and maintenance requests. I really appreciate that I don’t have to click through multiple windows just to find what I’m looking for. My tenants also love the platform, especially the ability to split rent payments and the simple maintenance portal. Innago truly makes property management stress-free. I went through every homeowner's worst nightmare with a terrible tenant (ended up costing me $8,000+ in damages/lost rent) and an awful property management company who didn't care. So, I got everything repaired and started my own LLC and found a tenant who is awesome. I needed a platform to make collecting rent and managing leases easy and Innago is it! Customer support is awesome (even the AI Robot - kudos) and I know things will run smoothly. I hop on once or twice a month to record invoices and that's it. I will stick with Innago forever as a small business property manager. **What do you dislike about Innago?** I really can't complain about anything. Otherwise the tenants and I love it! I do juggle several partnerships as I own alot of units and it was a bit difficult to implement for me because the phone number I use for verification of myself is of course just me. I chatted with tech support and they handled it quickly and easily. **What problems is Innago solving and how is that benefiting you?** Innago is making it easier for me to manage my properties saving time and money. One of my favorite features is that you can set up Innago to help screen potential tenants (criminal check, credit check and eviction check) along with an application. The process is so easy to do. All you do is get the potential tenants email address and Innago sends them an email that contains a link in which they can go to and fill out the requested information. Innago takes care of the rest and lets you know what they find. It’s also very convenient for the tenants because they receive (if you set it up) a friendly reminder that the rent is coming due a few days before the due date. It allows the tenants to also pay directly online, so there is no more mailing in the monthly rent or dropping it off at the office. If you have questions, the Support Group from Innago are the best! They are fast to reply to your questions in a live chat with easy-to-follow instructions! I had experience running, a small business of short term vacation rentals, but this was very different. We can't use the same platforms that I would use for that. It is considered affordable housing meaning the rent is fairly low and I need things to be kind of easy and streamlined for tenants as well. I thought I was going to have to create a portal through something like PayPal or something else. And finding Innago and having it be a free service, with as many extensive options as it has, was truly a lifesaver. One of the reasons I had to take over was that the old manager was awful and making so many mistakes. So coming in and trying to catch up on accounts payable, expenses, income past rent not collected, and more was overwhelming. This was straight forward, helpful, covered so many things, I felt grateful. So many programs are so expensive or yearly cost, and a small business like ours does not have the funds to put towards that Facts. Innago has come through in so many ways and I intend to stay a loyal customer. Any feedback I have is only because I want to help them understand our experience, because I have no doubt they will just continue to make it better and better. **What do you dislike about Innago?** Only that I can tell there are some kinks to work out. Theres a few things with invoices implementing lease terms. But I truly mean it when I say its only kinks to work out as they just keep streamlining and getting better. I'm glad I found this, keep up the good work. **What do you dislike about Innago?** Would be good to have more integrations on the listing side, ie publish to more vendors, such as Redfin. I miss several admin pages, for managing payees, categories, etc. Ie. I made a typo in one of the Payee name and there was no way for me to fix it. The UI is a bit convoluted in some cases, a "common" use case is to change the rent, and it took me some time to find where to go. I recently got 20 more and knew it was time to find something. I looked a 6 different options, most came with a pretty high price tag. Innago was the only one that checked off all my boxes. The fact that it also integrates with quickbooks and the bank account is amazing. It was easy to setup and their customer support preemptively reached out to ask if I had any questions. I use it on a daily basis and it have been a game changer. It allows multiple users, has great reports, and has a place that notes can be kept about both properties and tenants. I have not fully setup a digital lease but the tool they have built in for doing so look very easy to use. **What do you dislike about Innago?** A couple of very minor things that I would like to see changed. I would not even have bothered to mention them but was required to add something. 1. The mobile app makes to 2 factor authenticate way too often. 2. You are required to setup and then always select "the unit" on a single family house 3. I would be nice to have a place to enter expenses not associated with a specific unit. I got around this by setting up a dummy unit and renting it to myself 4.
