As someone managing a small portfolio, I didn’t want to pay for tools like AppFolio that are geared more toward larger landlords or property managers. With Innago, I can collect rent online, manage leases, and keep everything organized without paying a monthly fee. The tenant may need to pay fees here and there but I do not incur any platform costs. Rent collection has been super smooth. I like that I can set up automatic payments and late fees, and the system handles reminders to tenants. Payments usually hit my bank in a few days, which works fine for me. Digital lease signing is very convenient. I upload my own custom lease, use templates, and send it over for e-signature—it saves a lot of time and back-and-forth. Tenants seem to appreciate the simplicity of it too. Customer service is surprisingly good. Anytime I’ve had questions or issues, I’ve gotten quick responses—sometimes even from someone on the product team, which is rare. **What do you dislike about Innago?** Reporting is basic. It gets the job done, but if you want more advanced financial reporting or tax-friendly breakdowns, you might still need to use a spreadsheet or another tool on the side. Tenant onboarding could be smoother. If a tenant enters something wrong during setup, it can be frustrating to fix. I’ve had to resend invites or make awkward workarounds a few times. Customizing forms is limited. I wanted to tweak the rental application to include some specific screening questions, but there wasn’t much flexibility there. Customer support so far seems pretty good too. **What do you dislike about Innago?** User interface has some getting used to. I wanted to change something and it took a little time to find the right menu to get to in order to edit a downpayment. **What problems is Innago solving and how is that benefiting you?** I don't want to get a P.O box and manually collect rents, so the ability to require in my lease that all payment are done electronically is a pleasure. ### 29. Quick, personal phone support helped me while setting up my first tenant. Overall, changing to online application and rent payment, was an easy process. **What do you dislike about Innago?** Having to wait three days (actually closer to a week, if you include non-business days) for the first payment to go through, is somewhat of a bummer as the new tenant expects to move in quicker. **What problems is Innago solving and how is that benefiting you?** More streamlined application and approval of new tenants with much less paperwork. Free publication of rental ads at multiple nationwide advertisers gives a much wider choice of prospective tenants. Working with Innago tends to give stricter control of late fees, pet fees and renewals. ### 31. There are features I don't use since I already have a built-in network to support (i.e. maintenance requests through direct communication channels), but overall it's what I'll continue to use since it seems great for larger scale. I haven't had to request customer support, so would suggest that as evidence it works well. **What do you dislike about Innago?** I would like to see how/if they adapt more technology to it, like integration with Adobe, AI, etc. **What problems is Innago solving and how is that benefiting you?** I don't live in the city that I have my property, so it's nice to use something that can help track, notify, and stay on top of management activity. It's robust for what it is and it's nice that it's free. Customer service response is prompt and helpful. Setup was intuitive. I've been getting rental payments from my tenants and they haven't had any questions. **What do you dislike about Innago?** Four stars because: I know some other free property management tools have lower costs to tenants for rental payment methods. It takes a surprisingly long time for payments to process and deposits - more than a couple days usually 3-4 days. A few features I wish it had that it doesn't have right now: the ability to customize lease lengths after the initial term (right now it just offers conversion to month to month), late fees to trigger for late utilities not just rent, ability to make auto rental payment deductions mandatory to pay rent. I seem to remember the home page feature walkthrough popups trigger often even if I've gone through them once, which is annoying, and the app shows a red unread notification on my phone home screen even though I'm not signed into the app. **What problems is Innago solving and how is that benefiting you?** Consolidating rental payments, tool for tenants to submit property repair requests and reference a copy of their lease ### 35. Accessing documents and assigning bank accounts aren't as simple as they could be. Additionally the tax reports are inconsistently sent and require a lot of follow up. **What problems is Innago solving and how is that benefiting you?** I wanted to collect rent in a single portal that captured times and could notify residents rather than rely on manual entry. I would like it to help with lease creation and renewal, which it has the toolset for, but the last time I tried to create a template I spent hours perfecting it at home, then went to sign it online but in-person with the tenant.
