They've spent good money and intentionality on developing software that is pleasing to use. **What do you dislike about Hemlane?** The accounting system used is what I would call an "envelope" system instead of a ledger system. This led time and time again to money being owed by a resident but not paid (because the reisdent would pay the current rent due instead of paying say $900 and that $900 going to the oldest $900 owed). So, we got to argue with residents about the $18.17 they still owed from X and this almost never went well. **What problems is Hemlane solving and how is that benefiting you?** In theory Hemlane is keeping you from relying on a shoebox for your property management reporting. ### 2. Dana is brilliant, professional and articulate. We were first-time landlords. We adored the family we ended up renting to for five years from the moment we met them that first day of interviewing. I called Dana when they gave notice after being transferred to the east coast. Dana immediately listed the home on several sites, and, once again, we found a fabulous tenant on the first day of interviewing. We HIGHLY recommend Hemlane and will continue referring to them, working with them anytime we rent a home or look for one for ourselves. We feel confident that Hemlane is one of the only platforms that truly protects our interests as owner-managers of our own properties in San Francisco. There are several features that distinguish it from the others, but the most important is the ability to disallow partial rent payments. But the value of Hemlane goes well beyond this- impeccable customer service (Thank you Chanelle!), ease of use for our tenants, and multiple features that make the day-to-day operations of our business so much more seamless! Dana is always very responsive to questions, concerns, and updates to the site that would make my job as a property manager easier. I've been using the system for about 2 years now and have already seen a number of my recommendations in the updates. They are always continuing to innovate and improve! Highly recommend! **What do you dislike about Hemlane?** I don't really dislike anything about the product. I suppose if there was one thing I would like, it would be for them to add API or Zapier integrations so that I could connect it to other software platforms easier. **What problems is Hemlane solving and how is that benefiting you?** Hemlane is instrumental in running our business. It allows tenants to pay their rent online, free of charge. It allows us to track maintenance requests, keep all tenant documents, etc. I can't imagine going back to our business model before Hemlane. ### 5. Communication gets recorded and easy to refer back to! Amazing support on the technical side. Really appreciate everything Hemlane has to offer! **What do you dislike about Hemlane?** The compartmentalized aspect of the platform is a little hard to navigate, but once you get the hang of things it gets easier. The marketing is great in certain areas, this may not be Hemlanes fault but certain areas we barely get any leads been having to advertise on FB Marketplace. If there can be a next button when going thru the guest cards so it makes it easier to schedule. Marketing and scheduling features need some help. I have some suggestions. **What problems is Hemlane solving and how is that benefiting you?** Rents + Work order communication is issues being solved! The benefits the landlord is happy they get paid quicker and less of a head ache to deal with. My performance has increased as well. ### 6. I like that i can see my incoming monthly payments. Tenant information, and that there is a platform for maintenance issues. I especially liked that comments can be hidden from tenants and they give you a daily recap of current correspondence. They screen tenants, collect rents, and coordinate maintenance issues. I have been using them for three years now and they make owning rentals a lot easier. I highly recommend using them! **What do you dislike about Hemlane?** There is not anything unpleasant about using Hemlane.The platform is easy to use and the coordination team is very courteous, nderstanding and pleasant to work with. **What problems is Hemlane solving and how is that benefiting you?** Whenever there are maintenance issues hemlane will coordinate repairs with a handyman and the tenant. This service saves me time and stress with out having to find licensed technicians. ### 7. I moved to a new city over an hour away and instead of selling my house, I wanted to make it a rental property. The rental property industry/ process was all very new to me and Hemlane made it very easy. I have the "Complete" package and it gives me a huge sense of relief. I did not need an agent to help find a tenant, but I do use all of the other features in the package. I am not the first point of contact the tenants go to if there are any issues with the house. The tenants go directly to Hemlane. I was able to provide Hemlane with services providers that I have worked with in the past that I trust and know will do a good job. Hemlane will coordinate any repairs with those service providers and ensure the job gets done. Overall, I have been very happy using Hemlane. They have been responsive to my questions and have fulfilled all of my requests. They are professional and you can tell they want to ease the stress of owning a rental property. **What do you dislike about Hemlane?** I have no complaints thus far working with Hemlane. **What problems is Hemlane solving and how is that benefiting you?** Property management as I do not live in the area. ### 8. The main features I use are the rent payment options and maintenance requests. I have really only used it for rent payments/income and electronic payment management, plus maintenance requests. It's helped me keep track of rent payments, it's also been greatly accepted by the tenants who really prefer to set up automatic electronic payments for their rent. It's also nice to have tenants contact me via Hemlane.com for maintenance/repair issues. It's much easier to track items that need addressing and it's less stressful to be contacted in that way. **What do you dislike about Hemlane?** I wouldn't say there are current downsides of note. **What problems is Hemlane solving and how is that benefiting you?** communicating with tenants, receiving rent payments, keeping track of maintenance requests and receiving maintenance requests, plus communicating with tenants regarding these requests. ### 9. In addition to the platform being user-friendly, the customer service is amazing. I liked that they took the time for a one-on-one video training conference with me to go over the system, then went above and beyond to regularly checked on my account for activity and inform me what the next step would be. Hemlane staff had been so responsive and hand-held me the entire way through leasing my 1st property. Thank You!" **What do you dislike about Hemlane?** I had been keeping my financial reports/expenses separately in excel and forgot to sync up the information in Hemlane until a year later, and did not see a feature where I could bulk upload my excel data into Hemlane to take advantage of the financial and reporting features in the software. I ended up entering the information manually and eventually gave up, so I'm still keeping my finances separately which is a bit more work. **What problems is Hemlane solving and how is that benefiting you?** Not having to deal with day-to-day management for rent and late fees is wonderful when you have multiple properties. ### 10. It truly does it all. Accounting, rent roll, repairs, messaging, marketing..... I’m in heaven with Hemlane. In my slowest time of year, mid-west winter, even with COVID, I’m booked solid two months in advance. **What do you dislike about Hemlane?** Well, sometimes I’ll push a button, to do a task. Nothing will happen. But if I refresh, it usually works. But I do it all on iPhone, not a laptop. Plus.... their tech support is on-shore and SUPER friendly and effective. Any trouble, or simple question, they’re so happy to help. **Recommendations to others considering Hemlane:** My advice to new users..... FORCE yourself to get through the initial on-boarding of existing tenants. You can thank me later. After that, it’s SMOOTH SAILING. **What problems is Hemlane solving and how is that benefiting you?** Well I summarized already..... but my occupancy is up, rent collections are up, retention is up, customer satisfaction is way up! Plus, no more late night calls or texts. Truly, I’m loving it. And on-boarding new tenants is a BREEZE (loading existing tenants is a little tedious). So tenants FIND us with Hemlane, PAY via Hemlane, FIX PROBLEMS via Hemlane, SEND FRIENDLY MESSAGES via Hemlane. Another way to say it....Hemlane has strengthened the bond between landlord and tenant. ### 15. My rep Chanelle has worked diligently to understand my needs and provide the support and understanding I needed. She also checks in with me regularly. **What do you dislike about Hemlane?** I wish there were options for a bit faster ACH deposit. Maybe 1-2 days max for the fast option. Sometimes the 1st of the month falls on a weekend - could potentially end up waiting 4-5 days for rent money. **What problems is Hemlane solving and how is that benefiting you?** I needed a platform to organize my rental needs more professionally. I currently self-manage my property, and I had an issue with getting someone to commit to show my vacant unit. Hemlane matched me with an agent and within a month she found me a tenant. ### 16. Normal operations like rent collection, tenant communications, and maintenance coordination works well through Hemlane. For rent collection, you can schedule the rent requests for each tenant, and the platform will automatically remind tenants about upcoming rents and apply late fees. All payments go through the platform and end up in your bank account within a few days. If using the premium level of Hemlane, most maintenance requests are coordinated through Hemlane, which has dedicated personnel to help find local contractors, making the process pretty easy for the owner. I've been very happy with the team at Hemlane, from the customer success rep who set up a call to walk me through the platform and checked up every once in a while to the maintenance coordinators who consistently follow up on the repairs requests. I've recently gone through a tenant turnover through Hemlane. The technology here is great; I was able to create a single listing on Hemlane and have it automatically update many rental listing sites (though some are "Premium Listings" and require additional payment). I am able to see all applications on one dashboard, request tenant screenings, and see the results and recommendation all in one dashboard. For out of state investors like myself, Hemlane can also help find a local person to handle the turnover, including repairs, showings and tenant selection. **What do you dislike about Hemlane?** The only concern I've had about Hemlane is that they don't have boots on the ground, being an online platform. When things are operating normally, this may be fine. However, if shit hits the fan with the tenant, a standard property manager service would handle things like tenant evictions and potentially representing in court if it gets that far. But with Hemlane you would have to handle this yourself. That being said, I do think the benefits of Hemlane outweigh this drawback. **What problems is Hemlane solving and how is that benefiting you?** I am using Hemlane as a replacement for a standard property management company. For the most part, with rent collections and maintenance, Hemlane covers the aspects that a standard PM would do, at a lower rate (they have multiple payment tiers depending on the level of help you want them to provide vs the amount of work you do yourself). For things that are out of the scope of Hemlane, they can help source local contractors to take care of the issue. Hemlane is a middle ground between full property management services and complete self managing, with costs that fall in the middle as well, and I am pretty happy with this particular setup. ### 17. Implementing the Stripe payment system gives great flexibility in accepting rent payments and security deposits. It is so easy to set up recurring payments and also to request money from owners and residents. **What do you dislike about Hemlane?** I would love to see the ability to turn on and off features in Hemalne. For example, if not using the maintenance portion of Hemlane, it would be helpful to disable the aspect so that residents can not access it to make maintenance requests. **What problems is Hemlane solving and how is that benefiting you?** With the ability to direct rent payments directly to my property owner's bank accounts, it allows me to not have to maintain a trust account and spend time doing monthly reconciliations. ### 23. When I do have questions, my contact at Hemlane has been Mitchell Norrie.
