Relevant for any transaction where the interest structure affects viability — refurbishment projects, auction purchases, chain break scenarios. Development Appraisal: Full project viability calculator. Enter gross development value, land price, build costs, professional fees, contingency percentage and development finance details. Output: profit figure, loan-to-cost ratio and a green/amber/red viability assessment based on standard industry thresholds (20%+ GDV = viable, 15-20% = marginal, below 15% = unviable). BTL Stress Tester: Tests rental income against lender ICR thresholds at 125%, 145% and 170%. Calculates maximum borrowing at each threshold for a given monthly rent and product rate. Covers standard BTL, HMO and MUFB lending scenarios. Stamp Duty Calculator: Full UK coverage — SDLT (England), LBTT (Scotland) and LTT (Wales).
