"Great for lease management, but can be improved in usability"
4/5
What do you like best about CoStar Real Estate Manager?

I like that CoStar Real Estate Manager handles all the information a lease can have, even of various kinds. I find the lease database very useful, especially when I need to consult the contractual terms of the leases of the various stores we operate. Additionally, the reminder function for key dates is something I really appreciate. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

The navigability is not very user-friendly, especially for exports. Quite complex, it required a lot of work mainly because we are a very large entity and we have to manage several hundred leases. Review collected by and hosted on G2.com.

"Lease Accounting Schedules Make Journal Entries Effortless in Costar"
5/5
What do you like best about CoStar Real Estate Manager?

The Lease Accounting schedule is the feature I like most in Costar. It helps me create the journal entries I need to record the data correctly, and I don’t have to manually compute everything. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

Sometimes, when I’m using the system, a glitch occurs. Costar may need a better way to detect errors in the amortization schedule calculations. Also, when there are multiple leases in one building and you need to archive or terminate a lease, I feel Costar has limited capacity to handle that. Review collected by and hosted on G2.com.

"Good Features, But Needs Better Usability"
4.5/5
What do you like best about CoStar Real Estate Manager?

I like the single sign-on feature of CoStar Real Estate Manager as it makes it more accessible since you don't need extra credentials. The setup was easy. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

I find CoStar Real Estate Manager not that intuitive and it requires a lot of clicks to get the information. I also think it could be improved by integrating an AI chatbot. Review collected by and hosted on G2.com.

"User-Friendly with Frequent Logouts"
3/5
What do you like best about CoStar Real Estate Manager?

I really like how CoStar Real Estate Manager allows me to add and edit multiple Rent Lines at once. It's super handy when I have to change the Vendor or quickly update the Description of the Rent Lines. Additionally, the clearly labeled subsections minimize guesswork, letting me know instantly what to look for in the Lease. Overall, using it wasn't particularly hard—I just needed some experience with it. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

Contact has been, and still is very slow/buggy, also the system kicks us out quite frequently, even when we are actively working on something. The main problem is that how frequently CoStar kicks users out. Sometimes in a middle of creating an Option, and upon clicking on Apply, it send me to the login page. "Costar as a great Real Estate portfolio database"
5/5
What do you like best about CoStar Real Estate Manager?

I think it's intuitive to use on a daily basis. I have to manage 3 big portfolios in costar, linked to multiple different clients. It integrates well with Salesforce, providing individual IDs and a fast performance. The support has recently helped me out with an issue with a mistaken building, which was great. I don't currently use AI while working with Costar, but it's a great product for its price. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

I think it could be better when you need to change the building to which the records are linked. Since I don't have admin privileged, I need to ask my supervisors to check if anything that is not immediately editable can be changed. This could be a bit more flexible based on the trust between analyst and management. Review collected by and hosted on G2.com.

"Great Lease Accounting Schedules, but Slow Performance and Outdated Reporting UI"
3.5/5
What do you like best about CoStar Real Estate Manager?

What I enjoy most is the user interface, especially when it comes to accounting schedules. I primarily use CoStar for lease accounting. Our business has a portfolio we use for our clients, and we also maintain our lease register in CoStar.

I really like being able to view schedules immediately, without having to work through a clunky, manual interface.

The integrations with our accounting system are also extremely helpful. They allow me to post journals each month directly from the schedule, without needing to do it manually.

I can’t speak to pricing, since the business purchases the product and I’m just a user.

I haven’t needed support, so I can’t comment on that.

I also haven’t seen any AI usage on the accounting side. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

The downside, though, is the lack of automation: there are multiple steps required to post integrated journals, and I wish this could run each month with fewer steps. If this is already possible, I’d like the process to be outlined more clearly. This makes the integration quite tedious.

Performance is quite slow, and many of the reports in CoStar feel very outdated from a UI perspective. Additionally, we’re unable to save filters when running reports, which becomes a huge time sink. Each time I adjust a filter, the system re-filters immediately rather than letting me enter all inputs first.

Finally, there doesn't seem to be a way to mass update leases using a CSV template or equivalent. I recently had to do a lease cleanup and was required to edit each lease one by one. This makes it easier to make an error. Review collected by and hosted on G2.com.

"Efficient and Customizable, But Setup Hurdles"
4/5
What do you like best about CoStar Real Estate Manager?

I use CoStar Real Estate Manager as a lease database for my company's real estate portfolio. It keeps track of large amounts of information and interfaces with our accounting software to pay rent for a large portfolio of properties that we rent. I like that it's easy to use; I don't want to spend hours learning how to use software, and CoStar Real Estate Manager is pretty self-explanatory. It's also customizable, and when I want something to be different, we can add fields to meet our needs. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

I would like to be able to toggle between currencies (USD and local) in the Finance Calendar View mode. I would like to be able to do more 'what-if' scenario planning. Also, some custom reports are difficult because certain fields are not in the same dataset, forcing us to make special requests. The initial setup was challenging when migrating data from Harbor Flex because not every field from the old database to the new one corresponds one-to-one. Review collected by and hosted on G2.com.

"Efficient Reporting, Needs Search Optimization"
3.5/5
What do you like best about CoStar Real Estate Manager?

I like the ease of using and generating reports with CoStar Real Estate Manager. The visibility into accounting schedules is great, and I appreciate the ability to edit things seamlessly. As an admin, I find that there are a lot of administrative tasks that are easy to do in the tool. It's valuable because it saves time and helps me efficiently and effectively do my work. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

There were recent updates where some small functionality is less clear or could be easier. Searching for leases defaults to things that aren't leases, which is confusing since the search is mostly used for leases. Filtering to find archived leases can be tough because the filters can reset while setting up other filters. We're also working through a bug that prevents users from creating new leases, and the fix has been in process for months without progress. Review collected by and hosted on G2.com.

"User-Friendly Tool with Solid Lease Management"
4.5/5
What do you like best about CoStar Real Estate Manager?

I like that CoStar Real Estate Manager is easy to use. I also feel like it offers good options for all the functions required in terms of reporting, accounting, and managing leases. The initial setup was pretty easy too. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

There are a few functions that don't work too well. For example, I would like to see the Lease view when searching for leases, but the Building tab is the default. I tried changing that in My Preferences, but it only works when I search out of the Main Page. The files section could be more modern, with some kind of preview. My files also get cut out when there are too many, and I need to zoom out a lot to view them all. Review collected by and hosted on G2.com.

"Centralized Lease Data with Room for UI Improvement"
4.5/5
What do you like best about CoStar Real Estate Manager?

I use CoStar Real Estate Manager to centralize lease and portfolio data in one place, which replaces the need for manual spreadsheets. It's really useful for managing large-scale portfolios with multiple locations, landlords, and lease terms. I like how it brings everything into one centralized organized system. The platform acts as a major reliable source for all lease and property information. I also appreciate the quality of its reporting capabilities. Additionally, the initial setup was easy. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

The user interface is not as intuitive as it could be. One of the main opportunities is modernization and simplification. A cleaner layout with better spacing, clearer menus, and more intuitive navigation would make daily tasks faster and easier. Another improvement would be customizable dashboards.
