"Efficient and Customizable, But Setup Hurdles"
4/5
What do you like best about CoStar Real Estate Manager?

I use CoStar Real Estate Manager as a lease database for my company's real estate portfolio. It keeps track of large amounts of information and interfaces with our accounting software to pay rent for a large portfolio of properties that we rent. I like that it's easy to use; I don't want to spend hours learning how to use software, and CoStar Real Estate Manager is pretty self-explanatory. It's also customizable, and when I want something to be different, we can add fields to meet our needs. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

I would like to be able to toggle between currencies (USD and local) in the Finance Calendar View mode. I would like to be able to do more 'what-if' scenario planning. Also, some custom reports are difficult because certain fields are not in the same dataset, forcing us to make special requests. The initial setup was challenging when migrating data from Harbor Flex because not every field from the old database to the new one corresponds one-to-one. Review collected by and hosted on G2.com.

"Efficient Reporting, Needs Search Optimization"
3.5/5
What do you like best about CoStar Real Estate Manager?

I like the ease of using and generating reports with CoStar Real Estate Manager. The visibility into accounting schedules is great, and I appreciate the ability to edit things seamlessly. As an admin, I find that there are a lot of administrative tasks that are easy to do in the tool. It's valuable because it saves time and helps me efficiently and effectively do my work. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

There were recent updates where some small functionality is less clear or could be easier. Searching for leases defaults to things that aren't leases, which is confusing since the search is mostly used for leases. Filtering to find archived leases can be tough because the filters can reset while setting up other filters. We're also working through a bug that prevents users from creating new leases, and the fix has been in process for months without progress. Review collected by and hosted on G2.com.

"Ease of Use and Security in CoStar, with Room for Improvement in Data Mining"
4/5
What do you like best about CoStar Real Estate Manager?

I like the ease of using data and accessing documents in CoStar Real Estate Manager. Being able to copy lines from previous entries and the ease of deleting incorrectly entered data is very practical. I also appreciate the daily access to documents and previously inputted data, which makes it easier to verify and copy for performing the necessary analyses for my work. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

I think the data mining could be improved to find the leases more easily. For example, make it easier to mine by address, street, and building name. Initially, I had difficulties accessing and changing the password, but it was easily corrected. Review collected by and hosted on G2.com.

"Powerful Lease Management with Room for Improvement"
4/5
What do you like best about CoStar Real Estate Manager?

I appreciate how CoStar Real Estate Manager organizes real estate leases and important information in an easy-to-find way. The tool's customizability stands out, allowing us to run reports on a variety of different things, which enables us to present information to the client clearly and succinctly. Additionally, I find it user-friendly and intuitive to navigate. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

The search function could be improved. We need to be able to default to Lease View over Building View. Also, there are login issues. I am routinely logged out even while actively using the program. This happens several times a day. Review collected by and hosted on G2.com.

"Streamlined Accounting with Smoother, More Standardized Workflows"
4/5
What do you like best about CoStar Real Estate Manager?

It makes the overall accounting process easier, especially when it comes to calculations. The workflow feels smoother for the user, and the process is more standardized. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

There are times when CoStar tends to glitch, which can lead to inaccurate schedules. Instead of flagging the error, it just processes the schedules anyway, and that ultimately affects the final result. Review collected by and hosted on G2.com.

"Efficient Lease Management with Room for Usability Improvements"
4/5
What do you like best about CoStar Real Estate Manager?

I find the ability to update the vendor across all current and future streams for a specific Lease ID through the "Change Vendor" function especially useful. This feature makes a significant difference operationally, as it saves a lot of time and reduces manual work, especially for leases with a large number of future recurring charges such as base rent and additional rent. This level of flexibility and efficiency is not something I commonly see in other rent management systems, and it greatly simplifies ongoing lease administration. The initial setup of CoStar Real Estate Manager was pretty easy overall, with the setup process being straightforward and manageable. Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

In my opinion, the vendor section could be more intuitive and streamlined. Compared to other real estate management systems I've worked with, CoStar's interface for managing vendors is less user-friendly, particularly when it comes to adding new vendors or updating existing ones. From my experience, the vendor management interface is not as intuitive as it could be, particularly when performing common tasks such as adding new vendors or updating existing ones. The process often involves multiple steps that are not always clearly guided, and it can be difficult to quickly identify where to make changes or confirm that updates have been applied correctly. For example, when onboarding a new vendor or replacing an existing one, the navigation and required fields are not always straightforward, which can slow down the process and increase the likelihood of errors. "Easy UI and Flexible Security Groups, but Module Permissions Take Time to Learn"
3.5/5
What do you like best about CoStar Real Estate Manager?

I would say user functionality is the best thing about CoStar since it has an easy UI. It is also easy to setup security groups and define which modules you;d like the group to have access to Review collected by and hosted on G2.com.

What do you dislike about CoStar Real Estate Manager?

Probably the security aspect in that it is a bit difficult to understand which modules control what at first. Also the inability to add a user to an 'inactive' primary group is a huge dislike. Especially since they show up on the audit report as being inactive but still belonging to whichever primary group they belong to previously. Review collected by and hosted on G2.com.
