The system is very user freindly and becomes second nature very quickly. "Portfolio" is excellent for managing our company structure within the system. Finally, the reporting functionallity of CoStar is outstanding. **What do you dislike about CoStar Real Estate Manager?** The only downside to CoStar is the system does not send auto alerts to email. For example, in our old system when a lease was moved to "review", the reviewer assigned to that higharchy would receive an email stating they had a lease to review with a link to that lease. **What problems is CoStar Real Estate Manager solving and how is that benefiting you?** CoStar helps us maintain excellent internal controls around lease accounting to comply with ASC 842. The abstract is easy to ready and can be modified for each client. The security levels allow you to regulate who can see what. I think this is great for keeping everyone on the same page. One of the useful features is the history log for any changes made. Another feature I like is the accounting schedule feature and find it very easy to use and to report back to the accounting teams of our clients. Overall I like how easy it is to operate and to train new clients on the features **What do you dislike about CoStar Real Estate Manager?** I think the expense tab within a lease could continue to use some more work. I think it looks rather crowded and could be organized better. I think it needs a feature to edit multiple charges at once. Wether that is to change a start date or to make all selected charges prorated. This comes into play if a lease commencemnt is delayed which happens often. **What problems is CoStar Real Estate Manager solving and how is that benefiting you?** It makes reporting to clients on all properties extremely easy. It is an excellent place to store and organize data. I think it makes lease accounting much easier overall. I like the ability to leave notes in the accounting schedule stages "Pending Approval" / "Approved". This helps us stay on the same page with client accounitng departments. Example: The ability to view only the One-Time payments with just clicking on my saved search really cuts down scrolling through the whole list of payments. The ability to create any type of search criteria and save the search for future use, lets the user customize the expense file for repitive searches. Another feature is the ability to add columns at the expenses level makes CoStar a more valuable tool to research payments and verify what has been paid for a specific time period for working with Annual Reconciliations. A definite advantage is the Resource Center, which contains tutorials and the Knowlege Base, which is helpful if and when it is needed. **What do you dislike about CoStar Real Estate Manager?** When working all day on the same account/client, it is distracting that CoStar logs you out after a short time. An example of this is you are reading through a Large Lease looking for information to verify payment terms, PRS, CAM expenses, when you open the CoStar tab it has logged you out of the app. It would be helpful if the logout time were extended. **What problems is CoStar Real Estate Manager solving and how is that benefiting you?** The ability to review payment terms, lease options, historical and current payments.
