Condie is web-based software for administering condominiums under Portuguese law. It is built for property management companies that look after several buildings, and for owners who run their own building without a professional manager. Everything a condominium needs sits in one place. Each unit's share is calculated from its permilagem, and every charge, payment, credit and refund is kept in a single ledger, from which receipts, owner statements and balances are produced. Budgets, quota runs, delinquency tracking and collection letters follow the same ledger, so the numbers a manager sees are the numbers owners are charged. Bank statements are read and matched to open charges. Condie proposes the matches and the manager approves or rejects each one, so nothing is posted without a decision. Assemblies are prepared from ready templates written for Portuguese law: notices, agenda items, votes by item, proxies and minutes. Documents are generated as PDFs and sent to owners by email or prepared for postal delivery, according to what each owner has agreed to. An AI assistant can draft texts, such as minutes, and the manager always reviews them before they reach anyone. Owners get a portal that works on a phone without installing an app. It shows their balance, open charges, receipts and assembly documents, and lets them follow reported issues in the building. Managers can also record maintenance work, incidents and supplier invoices. Getting started is straightforward. Units and owners can be imported from a spreadsheet: 23 column types are recognised, and the totals are checked before anything is saved. Nothing is sent to owners without the manager's approval. Condie is hosted in Frankfurt, Germany, with the core data kept in the European Union. The interface and the documents are in Portuguese (Portugal). A free plan covers one building with up to 12 units, and a 14-day trial with the Professional features needs no card. Paid plans for single buildings and for management companies are listed publicly on the pricing page. Typical users are condominium administrators, small and mid-sized property management companies, and owners who manage their own building and want to replace spreadsheets, paper letters and group chats with one system.
