## About COI Tracker
COI Tracker is a workspace for property managers, HOAs, and general contractors to collect vendor Certificates of Insurance, compare them to your requirements, and chase what is expired, missing, or short. Vendors upload an ACORD 25 through a magic link. They do not create an account. AI fills in limits, dates, and Additional Insured text for you to confirm. Face checkboxes never auto-pass Additional Insured, waiver, or primary and noncontributory. You confirm endorsement lines when you have the page. Status is computed against org defaults or a property’s custom limits. It refreshes every day. That status is operational — meets requirements, expiring, or does not meet — not a legal determination that anyone is covered. Request a COI by email, or record the certificate yourself. Chase is one email per vendor with the same upload link. When an owner or lender asks, export a pack of current PDFs and a spreadsheet of status. Free includes 10 vendors and does not need a card. No per-se
