The interface is not too loud for the eyes. You can easily navigate or go to a page where you want to look without having a hard time finding it. All of our tenants' information is in one database. They also send reminders to our tenants when their rent is almost due. Among other reasons, I like Buildium, but what I like most is how quickly their customer support responds to my inquiries, even when I contact them by email. **What do you dislike about Buildium?** There is nothing I dislike about Buildium. However, I can suggest that it would be better if Buildium had an option to directly communicate with our tenants. **What problems is Buildium solving and how is that benefiting you?** Managing tenants and the lease as a whole. Managing tenants and the lease as a whole. In other words, if you have to do it all by yourself, all the paperwork, all the tenant information, it would take a lot of time. I suppose it was easy to sign up and put in my information to get billed for their subscription, but that is where the ease of use ended. I used the system for about an hour before I realized it was non-functional and would not work for me. It expects me to be a management company servicing landlords, so trying to make it work for my one property was like a square peg in a round hole. **What do you dislike about Buildium?** Using the site was complex, the customer support was non-existent, they would not help me cancel my account because I didn't pay extra for that (that is literally what they said) and the email they were supposed to send me to cancel my account never arrived. Even though I used their software for less than an hour they refused to cancel my account before the 1st of the next month and refused me a refund. **What problems is Buildium solving and how is that benefiting you?** Buildium has solved zero problems for me. In fact, I had to figure out how to cancel the subscription on my own because I didn't pay for "full support" up front and the email explaining how to cancel never came, so I did it myself. Buildium has allowed our organization to become technology-driven through the application process, online payments, maintenance requests, and communication. I would highly recommend Buildium to any property owner. **What do you dislike about Buildium?** Everything that we think would be helpful with our business process Buildium doesn't sometimes have. We used to have to email them or text them from our cell phones. The fact that we are able to include notes in each individual is also an easy convenient tool. That way other departments are able to see any types of notes that are ideal to better assist the individuals including but not limited to the accounting department, applications, collections, etc. **What do you dislike about Buildium?** In reality as of now with my department of applications, the only issue that I have is that I don't have complete access to unite two different applicants in one application for reviewal. **What problems is Buildium solving and how is that benefiting you?** I don't have any problems as of now. **Official Response from Charlie Walsh:** > Thanks for your review! Landlords can use an app for their tenants to submit work orders and pay rent. **What do you dislike about Buildium?** There is no way to effectively link my financials to this platform, nor can I integrate the data from my current software. For the cost they charge every month, this was extremely disappointing. They also hard sold me the medium level subscription which served no better purpose than the lower level subscription. The onboarding was not useful I was able to do everything the program offered on my own. However, I took several hour-long meetings with the onboarding specialist only to be told how to use features I had already discovered and let down about limitations I was not aware of but expected out of the platform. This software is not worth the money, there are plenty of other free platforms out there that offer competitive service which is ultimately why I canceled the subscription. The true disappointment came at the end of my membership. I paid the first month of the subscription, which is used to onboard new clients and not really a useful portion of time to get your money out of the software. I asked for a refund for this reason and was told there is a no refund policy, despite spending hours of time integrating to the software and meeting with the onboarding specialist, rather than having any benefit to the subscription whatsoever. So keep that in mind, they don't offer refunds because I'm sure they'd be paying a lot of similar customers their money back. Avoid Buildium. **What problems is Buildium solving and how is that benefiting you?** This program did not solve my problems because I was not able to integrate my finances to the program. I asked the support staff if this was possible beforehand and was not given a detailed answer, but I found out it's not possible once joining and paying my first month of membership. I am not happy with this program, and I would avoid it at all costs. There are plenty of similar/better free management software out there. ### 13. My advise is to check what is in bold lettering: if the search result shows the name in bold, clicking on it will take you to the tenant record, but if the unit name is bold, that will take you to the unit level. My favorite feature so far is the quick-search bar that makes it possible to navigate through mounds of data much faster than otherwise would be possible. **What do you dislike about Buildium?** I wish reconcilliations worked differently and that the accounting side of things was a bit simpler. I’ve never had to call tech support even once in 5 years. It’s great for managing properties by single owner ir many owners . It can take care of everything from owner statements to collections . I really love the Applicant screening process. It's saves hours of calling around and running credit and it even gives you a recommendation wether to approve person or not and I've noticed it's very accurate . It's truly an all in one software , flawlessly designed . **What do you dislike about Buildium?** The only thing I wish Buildium had that it does not is a way to keep lease ledgers for rent to own properties where it keeps the amortization and logs interest and principal and amount remaining . If it had that it would be perfectly fit to my needs but as far as the software for what it is , I actually don't have any complaints as far what's already there and how it's designed . It's top notch . **What problems is Buildium solving and how is that benefiting you?** It helps me keep all my properties in one place and keep track of rents recieved . It sends the reciepts. It pretty much takes a huge amount of work out of propert management and saves a ton of time and work. It's not all paperwork, and hunting down files. It's all right there and organized. That's really the only downside. Before Buildium, we had to hand write checks and keep track of payments, deductions, and communication with a bunch of other programs such as gmail and spreadsheets. Plus, it's a benefit that the landlord can look at the financials and documents anytime they like. **What do you dislike about Buildium?** The only problem I have ever had is with the 10-99s. They didn't automatically take out the deductions for expenses and property management commissions. We had to correct them all to have the most accurate numbers **What problems is Buildium solving and how is that benefiting you?** Buidlium allows me to have all the information I need for any of our rentals (40-50) at my fingertips. If an owner calls with a question, I can easily access the information.
