I love the ePay option and have a high amount of tenants who use it, bills section, easy to reconcile and keep books in order. I like the screening available for prospective tenants. The ability to grow our portfolio and keep everything organized means everything! I like the task and work orders section but look forward to improvements there. **What do you dislike about Buildium?** There are some aspects that need to be improved and I try to add feature suggestions or sign up for one-on-one feedback sessions with Buildium. The task and work orders section gets a little daunting. I look forward to the day when they roll out upgrades like projects so you can track multiple tasks under one project. Often times with turnover, you can have 4-5 tasks associated with that one property. Some of the communication through tasks need improvement. We've sent our suggestions in. Easy to add additional PDFs and Word documents, and mark the appropriate fields. **What do you dislike about Buildium?** There are some strange things you need to do where I had to call in their technical support to implement their work-around; their phone support has just about always have come up with a solution to get what I needed done. Would not recommend their email support, it takes too long (often a day or two). **What problems is Buildium solving and how is that benefiting you?** Before we did everything by hand, and generating tax paperwork was a nightmare. Now it is just a few clicks to get everything done at tax time - a HUGE timesaver - and administering lease renewals and documenting it with each tenant is a breeze. Lastly, Buildium in terms of financial support, is limited in nature. As a visual person, I like to be able to see what I need to process. Whatever is most pressing at the time (outstanding balances, rental applications, etc) is what will sit up highest on my dashboard. **What do you dislike about Buildium?** My least favorite thing about Buildium is the lack of customization. There is no branding or detail in the application, the web portals are bland, message templates are very short, etc. I would love to be able to customize the Buildium website more than just the dashboard. For a larger, established business, this may not be an ideal software. **What problems is Buildium solving and how is that benefiting you?** We are using Buildium to support our new and growing property management business. We are seeking a way to efficiently manage rental applicants, new leases, outstanding rents, and keep up with trust account spending. It also allows external clients to communicate and keep in touch with our company, as well as access information and provide a communication forum between team members. **What do you dislike about Buildium?** The size of the documents / invoices that can be smaller than necessary, so you often have to split the documents into parts, which is annoying. We can not update buildium directly from our communications, so we must manually enter our communications by email. **Recommendations to others considering Buildium:** Buildium is excellent if you have many departments to manage in order to divide the work into separate departments. It is very suitable to maintain payment records for all customers and suppliers. It is not very appropriate in my opinion to document the communications by email because you have to copy and paste manually the emails sent to have them updated and registered in the system. **What problems is Buildium solving and how is that benefiting you?** Buildium has been excellent for our company. We did an exhaustive job of selection when choosing our administration software, and it has been up to what we expected. The books are right there, and we can allow anyone to see everything that is happening at any time. Board members and volunteers have different levels of access, and that has facilitated reporting. Leasing, accounting, tenant tracking, work orders. I like that it is cloud-based and can access it anywhere. I can have as many users as I want. The pricing is competitive. I love the integration. The general workflow is very easy to use. Many of the tedious functions of property management can be done with a single click such as sending money to owners doing background checks, paying out management fees, entering charges. **What do you dislike about Buildium?** The way the software does work orders is weak. It does not allow multiple work orders per task. That makes it difficult to attach bills from several different kinds of vendors and one work order.I also do not like the pricing as far as homeowner associations are concerned. It gets very expensive for homeowners associations. There're some third-party services that I think could be better.The inspections integration is neat but not particularly easy to use.The background checks are good but it could be better. **Recommendations to others considering Buildium:** Buildium has a very steep learning curve. Everything from setting up a new property, procuring tenants, or even advertising Buildium has helped us develop from a few properties to almost 50! **What do you dislike about Buildium?** One thing I did not like was how accounts got credited once the tenant pays rent. For instance, let's say I worked out a deal with Mr. Smith that we are going to make partial payments each month because he needed to pay more of a security deposit. Knowing that money is owed, if represented as a negative balance the system automatically pays accounts that have those negatives. Later on I found out that this can actually be changed in the system. This happens about once a month when a question kind of pops up out of nowhere. So far there has not been a problem that has not been able to be fixed. **Recommendations to others considering Buildium:** Large or small, your property management business can be run with ease using Buildium. One your initial account is set up and your properties are entered, anything from marketing to background checks are very easy to do. Buildium is also very cost effective and no long term contracts!!!
