**What do you like best about Beyond?**

The understanding your pricing is taken care of and in line with the local market depending on the time of year is fantastic to know and have piece of mind on.  I also enjoy the data and historical trends they provide to use when talking with owners.

**What do you dislike about Beyond?**

This is not a dislike but I wish beyond would be able to have easy to print out (or download) data for individual homes to be able to send to our homeowners.  A snapshot of time, EOY report, or something to the nature to easily be able to forward to someone about how well a home did

**What problems is Beyond solving and how is that benefiting you?**

they solve the fogginess of trying to understand what a "X" bedroom home in a certain location should be priced at comparatively to others in the neighborhood

**What do you like best about Beyond?**

Beyond helped us the find the right pricing for the different seasons and consequently lead to higher occupation during lower month and maximum profit during high demand.

**What do you dislike about Beyond?**

1. You can't add a suplemt for short stays
2. Rules that allow to ONLY leave 2 day gaps between one and another booking or at least 6-7 days. 
3. Clearly guide to what all the tools are used for. 
4. Training on how to use all the tools to increase income.

**What problems is Beyond solving and how is that benefiting you?**

Beyond makes pricing strategies  much easier and when a house is not selling well we can easly adjust in a few clicks the pricing strategy.

There is not a lot here to say. Comparables in a small market, maybe.

We were a company that had four different rates for each home. Now with the dynamic pricing model, we realize much more income from each property.  The other benefit is homeowners wanting to be a part of our program because of the dynamic price model.

Nothing, the site initially but it has been a huge waste of time and we have lost bookings using it.

Everything, no actual customer support, expensive which is fine if it worked but when my experience over 3 months, it doesnt and this is the real cost, those lost bookings

None, to be frank it has created more than it will ever solve

Once Beyond is set up, the algorithms and pricing adjustments happen seamlessly.

It would be nice for Beyond to trigger some type of pricing suggestions for times when the STRs are not booked.

Beyond sets daily rates for our 2 STRs. It also ensures that pricing is consistent across Airbnb and VRBO for our STRs.

ADR is higher than it was previously, so it does what it says it is going to do.

During off peak times, it prefers my proces go lower than what I am comfortable with.

Beyond allows us to be flexible and adapt to the fast-paced changes in our industry. They provide us with in-depth knowledge and recommendations on changes we should make. But the best part about Beyond is, without a doubt, the people. Everyone I have encountered with Beyond is happy to help and loves feedback, and they take and work with your feedback and then bring your changes or alternatives to meet your needs.

**What do you dislike about Beyond?**

This is a tough one, but if I had to pick something, it would be that it took me a little bit to learn it to a level I felt comfortable making rate adjustments on my own. Fortunately, my account representatives have been very beneficial and patient in guiding me through the process. Now, I look forward to digging into the data and making rate adjustments.

Without Beyond we would have been lost during COVID. They have given us the ability to adapt to the ever-changing market conditions through timely rate adjustments during our peak season and off-season.

A part from the pricing system, which i beleive is way too high, , we are very staistfied

I like that there is historical data and that Beyond considers the current market and future supply and demand in addition to tracking the daily rent from the previous year.

It has been harder to cater to the market in Big Sky just because of the seasonal differences in rates. If we push the base rate up on a ski-in/ski-out property it also increases the cost of summer bookings.

It solves the issue of human error when setting rates, ensuring that rates are set over a year out, and it is so easy to use. As we grow more, the data on our Beyond account will expand as well!

Beyond always deliver experience exceeding expectations: from sales to onboarding and support. Intuitive tool for dynamic pricing that is easy to setup and manage. Flawless support and constant developments within the same plan make it worth every penny.

**What do you dislike about Beyond?**

Yes, it's pricey. If you have several identical properties, I would recommend pricing  one of them outside of Beyond to measure ROI later in comparison. Otherwise, all good.

Dynamic pricing is a breeze with Beyond. We’ve seen both ADR and revenue growth on the dropping market in 2022 and I can attribute it to Beyond algorithms. And did I mention that it saves a ton of time on pricing?!

Good detecting seasons and holidays even in my Country. Easy to use and great one-to-one support.

The custom comparison to select which properties you want to be compared to is still a work in progress. I find rates to go way over market values and have to put maximums to avoid this.

I no longer need to adjust prices manually I was able to increase occupancy and ARD.

There's nothing I 'dislike' per se, but it would be nice if Beyond would create a report/graph of owner projections for the following year.

Easy setup, automatically adjusts prices for maximum profit, updates/pricing suggestions regularly, new comps tool, charts/stats, and lots of customizability for discounts, gap fill, minimum stays, etc.

**What do you dislike about Beyond?**

I wish there was a little more transparency in the pricing formula or a quick/easy breakdown for our clients on how it works, why it works, and recommendations to get the best utilization (ie. minimum price suggestions). I wish there could be recurring annual minimum stays/price adjustments (ie. every Christmas has a 7 day minimum, instead of setting each year individually) and bulk updating tools (ie. every property has a 7 day minimum for Christmas)

I wish they still had "nearby listings" the comp sets are okay, but I like the older version better.

I have a home that does not have a comp homes. I want BP to look at smaller homes so I have something to compare it to, but they wont.

I don't need to worry about my revenue management strategy. It's not a set & forget, but I don't have to be in the tool constantly.

**What do you like best about Beyond?**

As a host, I like that I can delegate pricing & market research to Beyond Pricing, and the peace of mind that I'm maximizing bookings and not leaving any $ on the table.

**What do you dislike about Beyond?**

The user experience between Beyond Pricing and Airbnb is very disjointed. When I'm in Airbnb, it's not 100% clear that Beyond Pricing is managing my prices, and Airbnb's UI allows me to change prices without a warning. I don't think Beyond Pricing can do anything about the experience within Airbnb, though.

The mobile website is not great. I nicer mobile site and/or a mobile app would be helpful for hosts that are often working from their phones. It would also be nice to receive notifications or emails when my listing is over-booked or under-booked so I know to go in and adjust my base price. Right now, I have to remember to check this myself.

I like that I do not have to work out my own pricing year on year- as I have no reference points with comparable properties,  nor am I sure when all the peak demands will be. To have the local market surveyed regularly and prices adjusted accordingly is very useful.

It was a tricky concept for me to get my head around, but loads of excellent timely support!

I wish I understood all the charts better!

 I find it odd that you do not like so many guests booking in advance. Advance booking ( with a  50% deposit) is a huge plus for me in helping me plan the rest of my life.

Renting out my single apartment to guests is a joy which I do to the best of my ability, giving an individual personal service, it is hardly a mega business proposition.

I realise that managers of numerous properties on behalf of many owners will have a different view of the rental landscape, and this facility at a reasonable charge must be a Godsend!

The user interface is simple and powerful. It makes it easy to make adjustments and tweaks as needed. Bulk adjustments are also possible and very easy to filter and apply changes. Their support team is always quick to fix any issues, and so far, anyone I've had contact with has been an absolute pleasure. Our Strategic Customer Success Manager might actually be a magician with how well he is able to answer all the random questions I throw at him as well as how detailed his knowledge of our market's performance. The detailed view of each property allows us to make sure everything is priced in line with what our gut is telling us.

**What do you dislike about Beyond?**

My only dislike that the platform is sometimes slow to load with inventories larger than 275 properties. However, once the dashboard has finished loading, everything else works fine.

**Recommendations to others considering Beyond:**

If you're on the fence about whether or not to use Beyond, the biggest gain is the time that you will save in making sure your property or properties are being priced correctly. It's truly astounding how much time you will save by using this product. The ability to create rental projections and haveing access to market insights is just the icing on the cake.

Beyond helps ensure that our large portfolio is priced correctly and saves over 80% of the time that would usually go to pricing analysis. It's beneficial that the software also detects changes in occupancy and adjusts the pricing automatically due to demand. In addition to saving time, it allows us to record increases in nightly rates for all of our properties, from 1  bedroom and studio condos up to 7 bedroom houses.

When we added Beyond Pricing to my Airbnb listings, our income went up right away.  You no longer have to manually change the pricing for special events or weekends.  You simply put in a base price, which is around what you expect per night and Beyond Pricing automatically adjusts the price according to demand.  Magic!

So when you book into a hotel, you will notice how the rates alter depending on the time of year, the seasonality, and the general demand in the area?  I never thought it would be possible to get this for our Airbnb, but you can with Beyond Pricing.  I love the way it simply uses background data to adjust the price of the listing accordingly.  You know you'll be in line with your competitors and not selling way too cheap, which none of us like!  At the same time, it will drop the price in line with market demand, if local listings have too much availability - thus increasing your chances of being booked.

**What do you dislike about Beyond?**

Really, nothing at all. It's such an easy system to use, there's nothing not to like about Beyond Pricing.  I was set up in 10 minutes and the system gets all the data for you just from your Airbnb account.

This magic software is well worth a look, and you won't regret it.  Beyond Pricing gives you a free trial of their platform so it's risk-free.  Their commission is only 1% and I earned that back on my first booking where the pricing was driven by demand and not guesswork.  It works with Airbnb and VRBO so if you have a big property portfolio, this will save you hours of time and minimize the risk of human error when it comes to pricing.

Beyond Pricing solves all your pricing issues.  In line with the local area demand for accommodation, it will automatically adjust your listing price upwards or downwards depending on the availability in the area.  So, if there's a big event coming up, even if it is months away - Beyond Pricing ensures you aren't underselling your listing.  It helps you maximize your profits and earn what the market would expect. 

Without Beyond Pricing I wouldn't notice some big events that justify a higher price, e.g. big rugby weekends or concerts in the area.  Just makes it so much easier to price them right. When there is bigger demand you may get a different kind of customer.  Beyond Pricing takes care of that without you manually going into Airbnb and adjusting pricing upwards and downwards.  In addition to this, their fee is very reasonable and I love their business model of how they handle their own pricing too.

My favorite thing about Beyond Pricing is that I never have to worry that I am charging too much and therefore missing bookings; or that I am charging too little and missing out on potential revenue. Pricing your Short Term Rental to hit the sweet spot in the marketplace is tricky business. Beyond Pricing uses its algorithm and live data from multiple Short Term Rental platforms to constantly update my Short Term Rental prices for all of my properties based on trends in the local market. Their 1% fee is a small price to pay, and is easily covered by the maximized earnings.

**What do you dislike about Beyond?**

I definitely wish they had a mobile app, or that their mobile site was more iPhone friendly, since I frequently have to rotate my phone in order to see the whole page and all the features. Another issue is that they take a percentage of all of your bookings, so if you rent to a friend or family member through Airbnb (or whatever platform you choose), which is something we frequently do in order to ensure that they can leave us reviews and so that we have the insurance protections provided by the platform, you still end up paying Beyond Pricing for the booking. It's not a huge fee, but not really one they have earned because the booking is not dependent upon their pricing, as we usually give substantial discounts and fixed low rates to our friends and family. One more issue is that it is difficult to override the pricing that is set by Beyond Pricing. This need is rare, but does come up occasionally.

It is a huge relief that I don’t have to constantly adjust my rates for my various properties. This is particularly important because we allow bookings up to a year in advance. That means that on December 24 (and 25 and 26, etc.), I don't have to remember to log into Airbnb to adjust NEXT year's pricing for that holiday in order to maximize profits. Another problem I am able to solve with Beyond Pricing is how to price my properties for last minute bookings. As an opening in our schedule approaches, it is extremely tempting to drop my prices in order to secure a last minute booking. Beyond Pricing gives me live data on the demand and pricing for similar properties in the area, and will automatically price my property accordingly. Then, if I choose to, I can override the automatic pricing

Before using Beyond Pricing I spent many hours a week trying to optimise my pricing to get the highest possible profitability and occupancy. Since using Beyond Pricing I am able to allocate those hours to other important tasks and at the same time my profitability and occupancy is higher. 
At the beginning I had doubts that it would work well given that I am located in the Canary Islands, but it is perfectly accurate with the prices it proposes.

**What do you dislike about Beyond?**

I would like it to offer the possibility of applying discounts in relation to the length of stay. And finally, and this is more personal, I would like it to synchronise directly with my PMS, which is Your Porter App.

**Recommendations to others considering Beyond:**

In my opinion it is highly recommended even if you only manage one property. As the prices are dynamic, your property will always be well positioned in the search results of the onlie travel agencies.

I love the simplicity and speed of Beyond Pricing! We were using the Escapia pricing plans which was so time consuming and difficult. Each season had to be individually created and each unit priced within each season. It would take days to update pricing. With Beyond Pricing, I can easily change prices across the board in a matter of minutes. I also love that it provides outlooks for each property so I can easily see what needs to be adjusted. It has taken the work out of pricing and I enjoy using the product!

There really isn't anything I dislike. It is compatible with our 3rd party sites and is very user friendly!

We can quickly adjust prices if needed, but Beyond Pricing automatically increases or decreases based on seasons and demand, so it is virtually a set-it-and-forget-it system that only involves minor adjustments on an as needed basis.
