Even the initial set-up is easy. I added 3 new units in about 30 minutes. By using the bulk-edit, I could make sure that my discounting method was consistent or varied by design, not chance. I'm also impressed that the algorithm picks up local events that drive demand, allowing me to benefit from this by charging higher prices. **What do you dislike about Beyond?** It would be nice to edit across properties in a grid vs. each one separately or using the bulk-update where I don't see the existing values. **What problems is Beyond solving and how is that benefiting you?** I've been able to optimize my pricing, based upon demand, raising prices when there is high demand & lowering when low. I increased my occupancy & overall revenue in 2020: 80% year-over-year increase in revenue on existing properties 100% increase in nights booked for 3 out of 4 units ### 4. I began Googling special dates in town and tried to update the prices on Airbnb AND VRBO, but this was all taking too long. And I missed important weekends that I didn't hear about in time and lost out on money for those places. When I found Beyond Pricing, I was thrilled to have the guess-work taken out of it. I also like that it charges me a percentage of my earnings instead of a flat rate. That seems fair. I wish the maximum price feature was on the 'calendar' tab, and not the 'customize' tab. Or just put it on both. **Recommendations to others considering Beyond:** Just do it. It will remove the headache of pricing each and every day. Whereas previously I had to constantly research the prices in my neighborhood (which I wasn't great at, admittedly), now I can set one base price and leave the rest on cruise control. In the end it ends up being more revenue for less work, which is overwhelmingly positive. **What do you dislike about Beyond?** The cost is a fair amount higher than other similar platforms; there may be room for a competitor with a similar approach to come in at, say, 0.75% of revenue and capture a chunk of the market. Other companies offer flat rates starting around half of what I get charged on a good month, but I do appreciate the fact that Beyond Pricing only does well off of me when I have a good month. **Recommendations to others considering Beyond:** Try it for a month, risk-free (this is how I became convinced, incidentally) - if it doesn't work for you, then you've lost nothing. But if it does (and it will for many of you), you may have uncovered a nice revenue boost you didn't know existed! **What problems is Beyond solving and how is that benefiting you?** Trying to understand the dashboard is a little confusing, and the metrics don't always make sense - but it's a pretty easy platform to use in my opinion and gets the job done quite efficiently. The support team gets back to you pretty quickly, and I found the system easy enough to navigate without needing too much help as it is. ### 12. I have strong confident in their recommendations. **What do you dislike about Beyond?** There is a weird feature attached to their gap fill which I don't fully understand and believe I am missing out on some bookings because of it. I have almost every part of my process automated and Beyond Pricing has made the pricing portion hassle free. Set it and forget it. **What do you dislike about Beyond?** I don't love that they do "performance-based" pricing of 1% of bookings, but it ends up costing about what I would expect to pay for it ($15-20/month) so it doesn't really matter. **What problems is Beyond solving and how is that benefiting you?** My goal is to make money and give my guests a great experience. I see every time that other dynamic pricing tools suggest to lower my prices while Beyond Pricing keeps them up and eventually my listing still gets booked for the higher prices. **What do you dislike about Beyond?** I not entirely sure if the pricing strategy is as well applicable for my listing being on a Caribbean island where we have very few last minute bookings and only guests from abroad. For a listing in the US you will probably get the best results. **What problems is Beyond solving and how is that benefiting you?** My listing used to get fully booked a year in advance so my prices were way too low. Beyond Pricing helps me keep better prices and generate more revenue. ### 16. Wish I had started using BP years ago... How could BP guarantee me I would make more income? After a year of use with 4 properties, I am 150% convinced. This app was recommended to me much earlier by another host - wish I had trusted them. I was especially shocked to see the increase in recommended rates for weekends - which I have been able to get. This is the easiest way to set seasonal rates and minimum stays; it makes airbnb's platform look sophomoric in this regard. I do everything I can with BP and as little as possible on the airbnb and vrbo platform because it is so much easier to change and to monitor in BP. It does take a bit of time to set the correct "base rate". But I did have history to help me - just remember to take out any and all fees before setting that base rate. **What do you dislike about Beyond?** BP does not handle local events well. You will still have to go in and manual set rates for high demand during local events. If if it does "recognize" them, it is with such a delay that you may miss out. It also doesn't handle special rentals well. We have a hot-tub and sauna in OR. BP has our rates too low in the cooler months for this main-attraction-ammentiy. It assumes general demand is low in our area in cooler months but as we are almost always 100% booked and have to keep raising the rates. The nice thing is that we can simply pick large segments of dates and simply raise by a %. So although we have to play with the rates, it is very easy to do. I spent a lot of time looking at the BP market data and nearby listings in the beginning. Looking back, it was more of a distraction than a help. I am not convinced that data is accurate enough to be useful. So I still have to monitor my competition to see what is happening in the area. Maybe this has improved; I should revisit. **What problems is Beyond solving and how is that benefiting you?** I do as BP suggests, and check in weekly to see where the rates are at. Not too much more than that. I used to spend 3-4X more time on setting rates than I do now. Such a relief! ### 17.
