Both live in one system, with one calendar, one inbox and one set of reports, so a portfolio that mixes yearly leases with nightly stays no longer needs two tools. Long-term rentals. Leases are signed online with Smart-ID or Mobile-ID through Dokobit, and renewals, the yearly rent review (by CPI or a set percentage) and the deposit settlement are handled in the same place. Tenants send meter readings by link or by photo, and AI reads the numbers. AxiRent calculates rent and utility invoices from the readings and tariffs, with VAT, and sends each invoice as a PDF on the day you choose. Payments are matched from the bank statement, and reminders to late payers go out by themselves. Short-term rentals. Airbnb, Booking.com and direct bookings sit on one calendar next to the long-term leases, synced through Beds24, with a warning before a double booking. Drag across free nights to create a booking. Prices and availability go out to the channels, guest messages arrive in one inbox, and occupancy, average nightly rate and revenue per available night are reported month by month. TTLock door codes, a cleaning plan, guest registration, guest invoices and the tourist tax are part of the same flow. Tenants and maintenance. Every tenant gets a self-service portal on their phone for invoices, meter readings and maintenance requests with photos, in their own language. Requests are handed to tradespeople and tracked from new to resolved. Agencies and teams. Each manager runs their own properties while the owner sees the whole portfolio. Agencies deduct their commission and pay each property owner monthly with a PDF statement, and owners follow their properties through a private link without logging in. The dashboard shows income, expenses and profit for long-term, short-term or both. Getting started. AI import moves existing data in from Excel, CSV, PDF or a photo within an hour. A built-in assistant answers questions in text or by voice, does tasks such as entering a meter reading, and hands the conversation to a person when needed. AxiRent works in English and Lithuanian, is priced in euros and keeps data in the EU. One property is free with no card and no time limit, and paid plans start at just €5 a month.
