I'm very impressed with the lease generator. It will cover just about any unique situation, in any state, and is highly customizable. I also enjoy the in platform tenant messenger. Zillow put up some blockers but the last time Avail was able to walk me through how to get it listed on Zillow as well as multiple platforms using just the avail profile. I love that it does everything in a logical way for managing our rental. Advertising and accepting applications, running applicants through a background check, selection of tenants, creating and sending and signing the lease all digitally. And especially love the setting up payments through Avail it's all encompassing and creates greater security for us as the owner and the tenants since we look so professional thanks to Avail. I love how easy Avail makes all the details of owning real estate and renting out properties. Avail helps with drawing up leases and keeping track of everything. I dislike how you can not keep a record of a transaction that didn't happen. Say a tenant must move out and are not paying rent but still are under contract. It makes it easy to receive rent without ever interacting with the tenant. It has easy to use leases that are customizable. You can manage multiple properties and leases with ease. No downsides really. It is only $5 a month to use their premium services, which include a customizable lease ammong other things. I enjoy the platform and the layout.
