Built by a licensed appraiser with over 25 years of technology experience, it is designed specifically for personal property appraisers, business valuators, asset-based lenders, and auction professionals. The platform accepts photos of equipment and processes them through a multi-stage AI pipeline that identifies assets, decodes serial numbers, extracts manufacturer and model information, and searches for comparable sales data. The goal is to reduce the manual research time that typically accompanies USPAP-compliant appraisal reports. Key capabilities include: - AI-powered photo processing that identifies equipment type, manufacturer, model, and year from images - Automated serial number decoding across 19 equipment categories using domain-specific pattern recognition - Comparable sales search that queries multiple marketplace sources to find relevant transaction data - Automated Google Sheets report generation with USPAP-compliant formatting and structure - Evidence locker that maintains chain of custody documentation for all data inputs supporting asset valuations - Multi-source data aggregation from auction results, dealer listings, and marketplace transactions Appraisal Dream is a web application hosted on Google Cloud Platform. It integrates with Google Workspace for report delivery and supports real-time collaboration through shared project folders. The platform processes equipment across categories including construction, transportation, manufacturing, agriculture, medical, restaurant, and office equipment. The software targets professionals who currently rely on spreadsheets and manual research to produce equipment appraisal reports. It does not replace the appraiser's judgment or professional expertise. Instead, it handles the data collection and organization steps so appraisers can focus on analysis and valuation opinions.
