What do you like best about AppFolio?

I love the mobility of Appfolio. I can do my work while I am out on the property. I can check balances at move-in, prior to releasing keys. I can check the status of who lives where when I am walking the property. I can basically work from anywhere and that has freed up my time for important issues when they arise. What do you dislike about AppFolio?

I cannot think of anything further to improve. I mentioned last time that they should give a toggle button for a payment plan on each resident so if they are not in collections or paid in full, we can tag them as in an active payment plan. Review collected by and hosted on G2.com.

What do you like best about AppFolio?

I love how AppFolio keeps all units, leases, tenants, and maintenance records in one place so nothing gets lost and everything stays organized. Tenants can pay rent online (ACH or credit/debit), and the system automatically posts payments into accounting, i also love that as a manager I can access this info on the go via a phone or tablet! What do you dislike about AppFolio?

My only concern is with the unit inspection template. I really wish there were an option to generate a copy that includes the photos and notes. Having that capability would make sharing completed move-in inspections much easier and more efficient. Review collected by and hosted on G2.com.

What do you dislike about AppFolio?

I would like an actual inventory tab for site equipment. We’ve had issues with equipment going missing, and the current system isn’t detailed enough to track it properly. It would be helpful if you could incorporate a feature where we can specify the site and the employee, add equipment asset numbers for tracking purposes, and include dates for when the equipment was picked up and when it was returned. I’d also like the option to upload a picture of the equipment before it’s taken and then submit another picture after it’s returned, along with noting who signed off on it. What do you dislike about AppFolio?

I find the customer support to be the biggest frustration, as it’s nearly impossible to reach a human and I often have to wait days for a response to my tickets. I also dislike the lack of flexibility in the reporting and ledger systems, which feel far more rigid compared to competitors like Yardi or Rent Manager. What do you like best about AppFolio?

As a community association manager with over ten years of experience, I've worked across a wide range of setups: four different third-party management companies and one self-managed association. Each one relied on its own software system for handling accounts receivable (AR), accounts payable (AP), financial tracking, owner interactions, resident communications, and day-to-day operations. Some were proprietary platforms built in-house by larger firms, while others came from smaller vendors or more basic tools. I've seen the good, the bad, and the frustratingly outdated.

When my current management company switched to AppFolio, it was a game-changer. I have to say—wow. Hands down, AppFolio is by far the best system I've used in my career. It outperforms the clunky proprietary software that big management companies often cling to, and it blows away the more limited options I've dealt with at smaller firms.

Communications are another huge win. The built-in email and text messaging tools work flawlessly for sending notices, reminders, violation letters, or updates to owners and residents. Everything is tracked in one place, templates make it efficient, and the multi-channel inbox keeps things organized. What really stands out is how user-friendly it is on the resident side. We get next to no calls or emails from homeowners asking for help with payments, viewing statements, submitting requests, or accessing documents. The resident portal (and owner portal) is intuitive—people just log in, handle what they need, and move on. That reduction in support calls alone frees up hours every week.

For HOA-specific needs like dues collection, violation tracking, architectural reviews, and community calendars, AppFolio handles it all in one unified platform without feeling bolted-together. It's cloud-based, mobile-friendly, and just works reliably.

If our management firm ever decided to switch to a different platform, I'd genuinely be heartbroken. After a decade of dealing with subpar systems, AppFolio feels like the gold standard—professional, powerful, and actually enjoyable to use. What do you like best about AppFolio?

It's so easy to use. I not only can do my daily work quickly and efficently-research is so easy. I love that I can just type an amount or word in the search engine and it will pull up everything with that amount or word. Corrections are so simple-click "edit" and it's fixed. And, if you are looking at financials and make a correction-hit refresh and the corrections are there. There are so many good things about this software. The Help option in Support is awesome. Most of the time if you have a question and type it in-the information is there in seconds. Reporting is another amazing feature. They are so "useable". You can download to pdf or Excel. Changing the format and add columns are such a useful features. The majority of the aspects of Appfolio is easy to understand and do. Need to print 50 checks?-download bulk checks. Need to do a large journal entry batch with 100s of lines? -download bulk journal entries. I just can't say enough good things about Appfolio. Review collected by and hosted on G2.com.

What do you dislike about AppFolio?

The only thing that I don't like about Appfolio-is getting assistantance from a customer rep. I hate having to go through the bot and ask if I can speak to one. I really wish we could have a dedicated customer rep that could help us in emergencies. For example: We had an echeck that was fraudulent. We contacted Appfolio through support and it took days to get any help. If the response had been faster, we could have recouped the $25K that was stolen instead of $900. What do you like best about AppFolio?

Ease of Use - the UI and workflows are are intuitive.

Customer Support - the help, training, "what's new" and support features are above average. If I am unable to work through an issue myself, the technicians that have helped me are top notch. I've always gotten an answer.

Database up-time is great.

What do you dislike about AppFolio?

It's honestly hard to come up with a negative.

The only downside is due to our particular company need. We are a WI company that manages properties through the WHEDA Rural Development program. AppFolio made a decision to not dedicate programming effort to supporting that subsidized program. We understand, but it has forced us to create a work-around. What I like best about AppFolio Property Manager is the ease of user experience. Throughout the software it is easy to navigate to any page or report for any property. The only thing I dislike about AppFolio is the timeline for implementing third-party vendors. We’ve spoken with multiple third-party vendors who were waiting on AppFolio integration. I understand this is a relatively small complaint, and that third-party integrations take time to properly vet, but if I had to point to one issue, it would be this. What do you like best about AppFolio?

I use AppFolio Property Manager as a property manager for residential management, and it really helps me in tracking everything and staying organized. I like being able to track everything properly, which makes it much easier to see what needs to be followed up on. The work order tracking and the dashboard are also features I appreciate because they keep everything organized. Plus, the initial setup of AppFolio Property Manager was very easy.
