There are some features I wish the program had that it doesn't have quite yet. I wish there were customer support for tenants. Review collected by and hosted on G2.com.

1. Everything talks to everything

Leasing, accounting, maintenance, communications—it’s all in one system. You’re not reconciling five tools or chasing data across platforms. When something happens (rent paid, work order completed), it shows up everywhere it should.

2. Automation that actually saves time

AppFolio is great at the unglamorous stuff:

Automated rent reminders & late fees

Recurring charges

Owner distributions

Move-in / move-out workflows

It cuts down repetitive admin work without feeling brittle or over-engineered.

3. Tenant & owner portals are genuinely solid

Tenants can pay rent, submit maintenance requests, and get updates without calling the office. Owners can log in and see financials anytime. Fewer emails, fewer “just checking in” calls = sanity preserved.

4. Maintenance management is a standout

Work orders are easy to track, assign, and update, and the vendor integration is strong. The mobile app makes it practical for techs and managers in the field—not just usable, but actually convenient. Review collected by and hosted on G2.com.

The reporting engine is solid for standard needs, but:

Custom reports can be hard to build

Exported data sometimes needs extra cleanup

If you’re coming from a highly configurable accounting/reporting tool, it can feel limiting.

While intuitive in parts, some people find:

Navigation feels inconsistent at times

The UI can feel cluttered

Some screens haven’t kept pace with modern design expectations

This isn’t a deal-breaker, but it does affect day-to-day speed.

not able to bulk text certain categories only. For example, if i would like send reminders to people with a balance on their account, I have to do it one my one. Unlike other systems that provide that feature. Review collected by and hosted on G2.com.

I like how easy it is to pull reports based off the accounting done, which really helps me manage my 60 unit rental facility. The work orders are also done very well, and it's great to have all my property info in one place. Review collected by and hosted on G2.com.

I think the website itself should start creating websites for users and their properties. I was not personally involved, but I hear the initial setup was not the easiest thing. Took A LOT of time. Review collected by and hosted on G2.com.

What I find most helpful is the ability to text residents and send emails with a receipt showing that residents have opened the emails. Review collected by and hosted on G2.com.

I like how AppFolio Property Manager assists with the application process and helps me stay on track when reaching out to prospects. The task manager is a good tool, and I appreciate using the work order tab. The assistant tab is also great. The initial setup was very easy, making it convenient to start using the software.
