I use AppFolio Property Manager for everyday operations of our 27 multifamily properties. I appreciate that AppFolio is super efficient and easy to use, which allows us to get a lot more done than our competitors. I started using the AI leasing feature, which has spiked our tours and interests. What I like most is how you can do everything in one spot and it's incredibly user friendly. I like that AppFolio Property Manager has an AI system that helps me respond to current and future residents. It gives me friendly and professional response options that I am able to tweak myself to fit my needs as a response. Also, the initial setup was easy with the training provided. It makes it inconvenient when we all are reaching out to the same person and the prospect doesn't always know which property they are speaking with. It’s simple to add your business to the software, and the AI is pretty robust when it comes to helping you out if you get stuck or need guidance along the way. Customer service is very difficult if you’re trying to reach a human, and at times it can take days to get a response or have your issue resolved. Phone calls can take up to a week to be returned. The only way to speed this up seems to be spending a much larger amount of money on upgraded versions of the software, even though this used to be a standard feature. I like that AppFolio is very easy to use, especially the guest cards and reports. The guest cards allow us to detail what potential clients are specifically interested in and mention coworkers in notes if follow-up is needed. For reports, it's handy that we can pull guest card inquiries to send out email campaigns. Plus, I find AppFolio pretty user-friendly, which made the initial setup pretty easy. Nee to integrate spell check into emails from Appfolio; 3) If links are sent - they are not clickable. 4) Inability to attach PDF into text message . only jpeg and similar. Accounting is solid, so I recommend it for that alone. Upgrades to the platform continue to surprise me or fill holes our company has been needing. the ease of use reminds me of Apple vs. Android - Appfolio is Android, with amazing features - you just have to know they are there and how to get them to work for you. Need more options for various ideas, like multiple layers for management fee packages that can be assigned to specific GL codes, more options for letters that would allow us to send out property OR owner specific information about accrued information for a period of time (meaning too that we could "schedule" letters ahead of time or quarterly/annually, etc outside of owner statements) to the owners for reference or promotion of the "good" done on their behalf, and a lot of other fun tweeks needed to make it more unique and complete. I find AppFolio Property Manager to be a one-stop shop for many of our needs, making it incredibly useful for our property management company. The integration with various partners via Stack enhances our overall experience, especially through API linkages. I appreciate that communication with residents is straightforward with easy options to text, email, and document calls. The software is fairly intuitive and easy to navigate, which is a big plus for day-to-day tasks. The reporting feature stands out as it's super easy to use and allows for customized layouts that are quite effective. It's also great to have a repository where I can easily access information like move-in inspection pictures or old lease documents, and even audit logs are easily retrievable. Their support team is the worst - everything routes back to chat and you frequently have to go through multiple people to find someone who can help. It's difficult to find anyone in their organization who is well versed on their product. It also uses AI to try to provide answers and sometimes pulls information or tells you to follow paths that no longer exist in the program. Not easy - it takes A LOT of time.
