Steep Learning Curve, but Needs Automation **Rating:** 2.0/5.0 stars **Reviewed by:** Nicole B. **Reviewed Date:** January 29, 2026 **What do you like best about AppFolio?** I use the communications tool to send letters and emails to owners, which I find valuable. **What do you dislike about AppFolio?** I don't like the AppFolio Property Manager and feel like there's room for improvement. The fact that every single thing has to be manually inputted is a hassle. After a while, it should automatically track things and have them prefilled. Also, it took a few months to become comfortable with the system, which was not ideal. **What problems is AppFolio solving and how is that benefiting you?** AppFolio Property Manager aids in keeping track of owners and offers a communications tool for sending letters and emails. However, it could improve by automating data entry instead of requiring manual input. ### 2. Easy to navigate if you have basic property management software experience. **What do you dislike about AppFolio?** There are a lot of areas that lack essential helpful functions. Making adjustments requires way too many steps. There is no way to cancel or void a lease which is not helpful when there needs to be a change. There are no ways to automate things that would make a person's job easier. **What problems is AppFolio solving and how is that benefiting you?** This is a good system for a small company that doesn't rely heavily on data-driven results. If you are managing a few small multifamily units or if you are responsible for a small portfolio this software could be good for you. It is not good for a large portfolio or a company that really likes to keep track of the data. ### 3. Nothing for accounting and customer service. **Rating:** 1.5/5.0 stars **Reviewed by:** Alexander T. | Founder, Small-Business (50 or fewer emp.) **Reviewed Date:** October 21, 2021 **What do you like best about AppFolio?** It's a good customer-facing platform, and we use it as a cash register to track our tenant/HOA receivables. **What do you dislike about AppFolio?** 1. Their customer service is beyond awful. They take forever to close out tickets. They are frequently late for scheduled appointments. Their front line reps have (their sales department words) "Little knowledge about the platform and really should not be used." This is made worse because you have to involve customer service to perform critical tasks. 2. Their accounting platform is a joke. Their system cannot record credit card transactions properly (despite having a CPA leading their accounting team). They don't have an automatic bank feed similar to QuickBooks. Instead, you have to manually enter nearly all your expenses. Speaking of expenses, every expense must be a bill first, then you have to record a payment against it, even if it's for a $3 cup of coffee. They cannot handle weekly recurring transactions, only monthly. I brought up their shortcomings to numerous product managers, they were treated with apathy. For instance, for a weekly bank transfer, I told their product director about this and he dismissed and said "well, just do it monthly." Hence, they want you to work within their workflow, instead of ours. It turns out that no one on their Accounting team has any professional experience as a bookkeeper/Controller, hence the product is severely lacking for accounting professionals. 3. If you have feedback, they will direct you to their product suggestion board, however, they don't act upon it. I looked at the Accounting Board and of the Top 100 vote-getters, only 31 have any status on it. To the outside world, that means that they have not bothered to look/consider those feedback items. I got a product manager to admit that she only looks at the board every six months after I mentioned a Top 5 vote-getter (enter an expense without creating a bill) didn't have a status and she had no idea that people wanted it. 4. Their sales reps will flat out lie to you. I asked a sales rep about having a dedicated agent and he said that every customer gets a dedicated agent and they reply the same day. That is not the case, only customers that have over 1,000 units or pay triple for Plus, get that service. The rest are forced into the general queue, where agents have limited knowledge and move at a snail's pace. There are other customers who have had similar complaints. Frankly, they built their system with loads of technical debt and there's no real way that they can improve the accounting experience. **Recommendations to others considering AppFolio:** Look elsewhere. **What problems is AppFolio solving and how is that benefiting you?** See my "dislike" paragraph. ## AppFolio Discussions -
