It is great for maintaining and organizing a robust database consisting of different levels of information such as investment, fund and partner data. It has made tracking contributions, distributions and documents a much simpler process. Review collected by and hosted on G2.com.

Promised to add specific features to fit our business model when we first signed up; however, after 1.5+ years and numerous calls to discuss and reiterate these features they promised, they have lacked responsiveness and willingness to add these features that are very important for our business. We are now stuck in the position of having to send our partners unprofessional reports, statements and communications through the platform. We have received a large amount of feedback from our investors in which they are confused and frustrated with the readability of reports/statements, having to create multiple accounts to keep their reports/statements/etc. separate, etc. Review collected by and hosted on G2.com.

The platfor has not quite gotten the contributions adn distributions how our investors are use to see them, currently they all go to a general GL and not how we dived them, they did offer a solution that is helping but this could be an area to further develop in the future Review collected by and hosted on G2.com.

We love how AppFolio Investment Management integrates with their sister software, AppFolio Property Management. This allows us to calculate our waterfall distributions and run them through our normal accounting and payables process in the other software. It also has a user-friendly functionality for drafting quarterly investor reports, including attaching financial reports from the property management software. One area that AppFolio IM can improve is the selection and customizability of the reports that can be pulled directly from AppFolio PM. Right now, the reports cannot be customized to show different GL maps/account trees and it cannot pull over all reports. So instead we download PDF versions of the reports we want from AppFolio PM and attach them to the reports manually. Review collected by and hosted on G2.com.

We all know that real estate is constantly moving and changing. Appfolio has been listening to us and our needs as they continue to change and evolve. They have been creating products that fulfill our needs without charging us extra for those improvements. They still need to work on privacy for larger syndication groups. We partner with different groups of people all of the time and in order to do the job I need to make them ADMIN positions to take more work off myself, but in doing so it gives them access to ALL of our investors and we do not like that. We can discuss the ways that AIM helps with workflow, record keeping, investment and distribution tracking and other tasks. But the most important feature is how much our investors like to use their investor portal as the central storage space for all of their important investment-related information. The AppFolio team is constantly upgrading the features of the system. Sometimes it is hard to keep up with the new features and incorporate them into our process. Some of the workflows can be counterintuitive to the casual user. Review collected by and hosted on G2.com.

AppFolio is a beneficial tool for managing investors. We can manage contributions and distributions, as well as all documentation and communication with all of our investors, amongst several deals. The process of distributing documentation can be a little cumbersome, but it does still work. The waterfall and distribution entry can be a little difficult initially, as it is not intuitive, but the Appfolio team was very helpful in setting that up. Review collected by and hosted on G2.com.

Appfolio's support team is exceptional - our team feels heard in our feedback and appreciates the level of communication from the Appfolio team. The Investor Websites option is a massive win for us, especially since we have updated our offerings to 506(C) - we now have an outward-facing website generating new investor leads regularly!
