What is AIRE CRM? AIRE CRM is an AI sales platform built only for real estate. It serves brokers, builders, and channel-partner networks across India and the UAE. Generic CRMs were built for software or services and then bent to fit property sales. AIRE was built the other way around: it starts from how a brokerage actually works, from the first portal enquiry to the booking, the payment schedule, and the post-sale record. The result is one system where leads are captured, scored, distributed, followed up, verified on site, booked, and reported on, without stitching together a CRM, a WhatsApp tool, a spreadsheet, and a calling app. AIRE CRM is built by Cypheria AM Private Limited, founded in 2024 and based in Nehru Place, New Delhi. Who it is for Real estate brokerages, from a solo agent to a multi-branch team. Builders and developers running an in-house sales team. Channel-partner networks that source and close on behalf of others. Teams selling across India (Tier 1 and Tier 2 cities) and the UAE (Dubai, Abu Dhabi, Sharjah). The problem it solves Property leads scatter across phones, WhatsApp groups, spreadsheets, and portal inboxes. Follow-ups get missed. After a call, agents rarely log what happened, so managers cannot see the truth. One missed follow-up can cost a deal worth lakhs or crores. AIRE pulls every lead, every conversation, and every site visit into one place, and ties spend and revenue together so you can see what is actually working. Lead management and pipeline Capture leads from property portals (99acres, Housing.com, MagicBricks), Meta (Facebook and Instagram), Google, web forms, and walk-ins, each tagged with its source on arrival. List view and drag-and-drop pipeline (Qualification, Scheduling, Property Visit, Property Booking, Deal Won or Deal Loss). Stages are configurable per organization. Per-lead detail page with notes, a full activity log, stage forms, tasks, visit scheduling, matched listings, transaction history, and commission tracking. Hot, Warm, and Cold tags, plus manual flag and star signals. Bulk import and export, calendar view by created or assigned date, and duplicate-lead filtering. Custom lead-capture forms, each attributed to a source and a listing, with a redirect link on submit. AI lead scoring and matching Every lead carries an AI score based on engagement: how the lead interacts with the team, whether they open the listing page, whether they respond to calls, and other behavioural signals. AI lead-to-listing matching runs a branching questionnaire (by property type and intent) and returns a Match percentage per listing, broken into High, Medium, and Low, so agents recommend only relevant, available units. Lead distribution Assign leads to a department, a team, or individual members. Custom distribution splits leads by percentage or count with a "distribute equally" helper and 100 percent validation. Lead rotation: a lead lands on a member with a countdown timer, and if they do not engage in time it auto-reassigns to the next member. The cycle stops once the member calls the lead, so leads stop rotting on an unresponsive owner. WhatsApp, calling, and outreach WhatsApp outreach is built in: one-tap WhatsApp, call, and email per lead, message templates with merge variables, drip campaigns over Email, SMS, and WhatsApp, and auto-send on a new lead. Every message is logged on the lead. WhatsApp Business API, IVR and calling (including international), and SMS are available as communication integrations. A template library with live preview and send-test keeps outbound consistent and personalized. Channel partners as first-class entities Channel partners are real entities in AIRE, not just contacts. Each has a head, members, tasks, leads, and a group chat. Share listings directly with partners, with live listing and document sync. Assign tasks to partners and track per-partner conversion and performance. AIRE-to-AIRE collaboration lets you connect with an external AIRE user to chat and share documents and listings inside the CRM, including broadcast sharing to many members, teams, departments, or partners at once. Site-visit verification Schedule visits and start them with geo-tag and OTP verification, a geofence and dwell check, and a timestamped photo, plus a post-visit form. Stages can require a verified visit before a lead moves forward, so "site visit done" means it actually happened. Listings and shareable microsites Organize inventory as folders (projects) holding listing pages (unit types such as 2BHK, 3BHK), with public or private visibility. Inventory is split into Total, Available, Hold, and Sold, and updates in real time from the pipeline: a booking with token paid puts a unit on Hold, and a won deal with the first installment scheduled marks it Sold. Publish a branded, shareable listing page with Home, Video, Images, Investment Summary, Location, Features and Amenities, an Immersive AR/VR experience, Documents, Masterplan and Floorplan, an EMI Calculator, Suggested Properties, and a Know Your Realtor section. Share a whole folder or a single page over WhatsApp or email. Automation A node-based visual workflow builder: drag, connect, and save automations, or start from prebuilt templates (Welcome and Thank You, Lead Nurture, Re-engagement). Each workflow is one trigger, one process step, and multiple actions. Triggers include lead selection, listing-page inquiry, lead stage, task complete or scheduled, calendar schedule, recurring cycle, a lead response, and an open API trigger for any incoming-lead source. Actions include send SMS, WhatsApp, or email, assign lead, assign task, move stage, lead rotation, and move to another workflow. Criteria-based lead distribution routes by location, listing, budget, score, or source. Lead-listing automation sends targeted messages based on the lead's mapped listing. Analytics and ROI A read-only analytics layer over leads, spend, listings, and people, with tabs for Overview, Revenue, Investment, Leads, Teams, Comparison, and a Favourite (starred charts) view. Track revenue, net profit, ROI, cost per lead, and conversion. Rank top performers by city, source, listing, and channel partner. Funnel diagnostics show deals won and lost, lead status mix, and the exact stage where lost deals fell through. A hierarchical team scorecard rolls performance up from member to team to department to organization, covering leads and deals, payments, visits and meetings, targets, calls and follow-ups, and per-task-type completion. Budget and spend attribution A full expense ledger where every rupee can be tagged to a channel, listing, team, member, or lead. Expense heads mirror lead sources, so spend per channel joins to leads and revenue per channel, closing the marketing-ROI loop. Recurring payments, a manager approval queue, and budget-versus-actual visibility. Targets and accountability Set targets per department, team, member, or individual, with caps so a team target cannot exceed its department and a member cannot exceed the team. Targets run on daily, weekly, monthly, or quarterly cadences, each with a counter and progress bar. Completion is tracked honestly: call targets count taps on the call button via mobile call detection, deal targets tick on a pipeline event, and other targets complete as tasks. Attendance Geofenced offices with a global office map. Members mark attendance against an office radius: inside auto-resolves to present or late, outside goes to a review queue for the reporting manager. Tier-scoped visibility (owner sees all, department head sees their department, team head sees their team). Compliance and security Role-based access where a lower role never sees the records of users above it. Geo-tag and OTP verification, full activity and login logs, end-to-end encryption of leads, documents, and messages, and a secure cloud with automatic backup. Data-privacy alignment with DPDP (India) and GDPR. RERA property and agent verification via integration, plus stored transaction, possession, and document records and a channel-partner RERA-registration field. (AIRE stores and helps you stay organized for RERA; it does not generate legal RERA documents.) Integrations Property portals (99acres, Housing.com, MagicBricks), Meta and Google for lead capture, web-form webhooks, an open API for any incoming-lead source, RERA property and agent APIs, WhatsApp Business API, IVR and SMS, plus general API access and webhooks.
